FARM #1: +/-45.50 Surveyed Acres – Abbreviated Legal Desc.: The S½ SE¼, Less a  9.94 Acreage Site & Exc. the E. +/-799’ of the S ½ SE ¼, Sec. 13, T. 107N., R. 45W., Pipestone Co., MN.

Farm #1 Consists of a Choice Parcel of Land with excellent eye appeal, a very high percentage tillable, excellent soils and a substantial amount of existing drain tile.  According to FSA information this farm has approximately 43.16 acres of cropland with a 27.50 acre corn base with a 156 bu. PLC yield and small soybean, wheat and barley bases with a total of 33.33 base acres, with the farm enrolled in the ARC County election of the USDA farm program.  According to the Pipestone Co. Assessor this parcel has a CER of 78.42, comparatively information obtained from Surety Agri-Data, Inc. indicates that this farm has an extremely high weighted average productivity index of 95.8, with the cropland comprised predominately of Class I & II soils.  The general topography of this land is level to nearly level.  The total 2016 ag-homestead RE taxes on this property are $936.00.

FARM #2:  +/-43.88 Acres – Located from the SW Corner of FARM #1 at the Jct. of 151st St. & 135th Ave. –

1 mile north on 135th St. to the SE Corner of the land – (The SE Corner of the Land is at the Jct. of 161st St. & 135th Ave.); from Holland, MN (Jct. of Hwy. #23 & 135th Ave.)  – Approx. 1/8 mile south on 135th Ave. to the NW Corner of the Land. – Abbreviated Legal Desc.: +/-43.88 Acres of the S ½ SW ¼ which lies East of the Willmar & S. Falls Div. of the G.N. RY, Less 4.75 Acre Acreage in the SW Corner, Sec. 12, T. 107N., R. 45W., Pipestone Co., MN.

Farm #2 consists of a parcel of land with excellent eye appeal, a very high percentage tillable and very productive soils.  According to FSA information this farm has approximately 37.99 acres of cropland with a 24.2 acre corn base with a 156 bu. PLC yield and small soybean, wheat and barley bases with a total of 29.43 base acres, with the farm enrolled in the ARC County election of the USDA farm program. According to the Pipestone Co. Assessor this parcel has a CER of 73.98, comparatively information obtained from Surety Agri-Data, Inc. indicates that this farm has an extremely high weighted average productivity index of 80.4, with the cropland comprised predominately of Class I & II soils.  The general topography of this land is level to nearly level.  The total 2016 ag-homestead RE taxes on this property are $1,164.42.

TERMS: Cash – A 10% nonrefundable earnest money payment on the day of the sale and the balance on or before March 1, 2017.  Any Fall Tillage completed on this land will pass at “no cost” to the buyer.  Marketable Title will be conveyed and an abstract of title will be continued to date and will be provided to the buyer for examination prior to closing.  All of the RE taxes payable in 2016 will be paid by the sellers with the buyer(s) to be responsible for payment of all of the RE taxes due & payable in 2017.  The sellers do not warranty or guarantee that existing fences lie on the true boundary and any new fencing, if any, will be the responsibility of the purchaser pursuant to MN statutes.  FSA cropland acres, yields, bases & other information are estimated and subject to County Committee approval.  Farm #1 is sold based on surveyed acres and Farm /#2 is sold based on the acres as stated on the County Assessor’s records, with the acres understood to be “more or less”.  This property is sold subject to existing easements, restrictions, reservations or highways of record, if any, as well as any or all applicable county zoning ordinances.  Information contained herein is deemed to be correct, but is not guaranteed.
