On behalf of the James Winesburg Estate, we will offer the following real property at auction at the Land – located from Orland, SD (Jct. of 241st St. /Lake Co. Hwy. #52 & 451st Ave./Lake Co. Hwy. #41) – 2 miles west on 241st St. and approx. 3/8ths mile north on 440th Ave. to the SW Corner of the Land; from Madison, SD (Pizza Ranch Corner) – 3 miles west on Hwy. 34 to the NW Corner of the Madison Country Club, then approx. 8 miles south on 451st St. to Orland, 2 miles west on 241st St. and 3/8ths mile north on 449th Ave.

This auction presents the opportunity to purchase a small productive parcel of Lake County, SD farmland with an extremely high percentage tillable. This property consists of a +/- 43 acre virtually 100% tillable parcel of land that is situated on the north end of the SW¼, which is being sold off with the remainder of the quarter being retained by the family, and as such is part of a 160 acre parcel on FSA records, thus accurate FSA cropland, yields and bases are unavailable, as this property will be subject to an FSA reconstitution subsequent to sale. Based on a visual inspection of the FSA and Surety Agri-Data aerials, this 43 acre parcel is nearly 100% tillable, as the pasture and other non-tillable acres are on the portion not being sold and retained by the family. According Surety AgriData information this +/-43 acre parcel of farmland has a very respectable soil productivity index of 82.9. This land has very good eye appeal and a level to gently rolling topography. This land is leased for the 2017 crop year, although at closing the buyer will be compensated by the seller with a cash rental rate of $160.00 per acre on 43 acres or a rounded total of $6,900.00, with full possession of the land subsequent to the harvest of the 2017 crops and/or removal and baling of corn stalks/bean straw by the current tenant with subsequent Fall tillage privileges. TERMS: Cash – A 10% nonrefundable downpayment sale day & balance on or before July 21, 2017 with landlord’s possession; buyer to receive a credit for the 2017 cash rent at closing of $6,900.00, with full possession of the land subsequent to harvest. Marketable Title by a Personal Representative’s Deed, or other documents conveying marketable title will be conveyed and an owner’s title insurance policy will be provided with the cost divided 50-50 between the buyer and seller. A Title Company closing fee, if any, will be divided 50-50 between the buyer and seller. All of the 2016 RE taxes payable in 2017 will be paid by the estate, the 2017 RE taxes payable in 2018 on this +/-43 acre parcel will be paid by the buyer.
