This farm has productive acres of cropland with respectable soil ratings and would make a nice addition to an area row crop farming operation and/or an investment opportunity, while also affording some hunting and recreational prospects. This property consists of approx. 238.96 acres according to Hand County assessment data and will be offered as one individual parcel. According to FSA information, this farm is indicated to have approx. 235.30 acres of farmland with approx. 230.13 acres of cropland and has a 108.08 acre corn base with a 107 bu. PLC yield, a 37.38 acre soybean base with a 27 bu. PLC yield and a 47.54 acre wheat base with a 41 bu. PLC yield. Presently the non-crop acres consist of a some hayland acres, waterway, drainage and roads. The property is bordered by a gravel road on the east (365th Ave.) and grassed minimum maintenance roads on the north (217th St.) and on the west (364th Ave.). According the Hand County Assessor this farm has a soil rating on the NE¼ of .636 & on the N½ NW¼ of .644; comparatively information obtained from Surety Agri-Data, Inc. indicates this land in its entirety has a soil productivity index of 63.6. The general topography of the cropland is level to gently rolling with some steeper slopes and lower lying land in non-crop acres and in the drainage areas. According to US Fish and Wildlife there are no existing conservation easements on this land. This land is available to the purchaser to operate this land in 2024. TERMS: A 10% nonrefundable downpayment on the day of the sale and the balance on or before December 1, 2023, with full possession for the 2024 crop year in accordance with the current farm lease which expires on Feb. 29, 2024 and the rights of the current tenant to harvest the 2023 crops. Marketable Title will be conveyed and an owner’s title insurance policy will be provided with the cost of the owner’s policy and closing agent’s fee (if any), to be divided 50-50 between the buyer and seller. All of the 2022 RE taxes payable in 2023, as well as all of the 2023 RE taxes payable in 2024 with be paid by the sellers. The total acres being sold are based on the acres as stated on the county tax records, with acres understood to be – more or less.
