We will offer the following real property at public auction, with the auction to be “On Site” at the land located from the Wessington Springs, SD – approx. 12 miles west on Hwy. #34 and 1¼ miles north on 368th Ave.; from Gann Valley, SD – 3 miles north to the Jct. of Hwy’s. #45 & #34 – then 8 miles east on Hwy. #34 and 1¼ miles north on 368th St.

 AUCTIONEERS NOTE:  This auction awards an opportunity to purchase a parcel of land with approx. 292 acres irrigated with 2 state of the art remotely monitored and controlled center pivot irrigation systems, as well as dryland acres of crop/hayland, along with some areas that have potential for some hunting and recreational opportunities.  This parcel of land is available for the buyer to operate or lease as they desire for the 2024 crop year.  This property would make an excellent addition to an area crop/livestock operation or investment. 

 This property will be offered in its’ entirety as a surveyed +/-510.79 acre unit and is inclusive of two Zimmatic/Lindsay Center Pivot Irrigation Systems which together irrigate a total of approx. 292 acres, although according to Jerauld County FSA information this parcel is represented to contain approx. 496 acres of Farmland with 413.06 acres of cropland and has a 94.43 acres corn base with a 71 bu. PLC yield and a 25.56 acre soybean base with a 26 bu. PLC yield, also in recent years the existing tenant has not actively participated in the USDA Farm Program.   Improvements on the property which are owned and will pass with the property include a Zimmatic – 11 tower center pivot drip irrigation system with a system length of approx. 1,997’ total length with the system and the endgun coverage indicated to irrigate approx. 202.5 acres, and an adjacent  small pivot section  which is indicated to covers approx. 15 acres  including end gun coverage – which together irrigate a total of approx. 217 acres; additionally there is a 2nd Zimmatic 6 Tower center pivot drip irrigation system with an approx. total length of 1,188’ which together with the endgun irrigates approx. 74 acres; with both systems operated in conjunction with a Lindsay Automatic Grow Smart Field Vision control system and remote computerized access which the current tenant monitors from his cell phone.  The current farm operator indicates that both of the existing irrigation systems are in good operating condition.  Water for both of the irrigations systems is provided by 1 well which according to Stretch’s Well Service they drilled a 65’ – 12” well with 40’ of stainless steel screen, pumping at 800-900 gallons per minute with a 75HP 460 volt 3 phase 8” Franklin motor and 800 gpm Grundfos pump (New in Aug. 2022 at a cost of approx. $14,000.00), with the pump and motor hanging on plastic drop pipe and underground pipe runs from the well to the pivots.  There was a plan to install a 3rd irrigation system, but that project was never completed, although a water license/permit was obtained.  The well log and irrigation permit as provided by the SD Dept. of Ag and Natural Resources indicates this property is regulated under Water License/Permits #7303-3 and #6827A-3 – which are “in use” for the operation of the 2 existing systems; #8279-3 has not been put into use as no system has been constructed to irrigate the 40 acres defined in that permit and would expire if not “put into beneficial use”/utilized by July 7, 2026.  The existing irrigation licenses/permits will be transferred to the purchaser in accordance w/SD DANR requirements with the transfer and fees to be the responsibility of the buyer.  Electricity for the irrigation system is provided by Central Electric Cooperative, Inc..  According to the Jerauld County Assessor Parcel 3525 (101.26 acres) has an avg. soil rating of .604; Parcel 3536 (147.21 acres) has an avg. soil rating of .827; Parcel 3539 (70.83 acres) has an avg. soil rating of .896and Parcel 3542 (160 acres) has an avg. soil rating of .862; comparatively info. obtained from Surety Agri-Data, Inc. indicates this property in its’ entirety has a Soil Productivity Index of a 79.   This land has gently rolling to somewhat hilly topography. The 2022 RE Taxes payable in 2023 on this property in its entirety are $991.06 + $2,077.30 + $1,086.94 + $2,361.70 = $6,517.00.  This property will be sold in accordance to a recent survey as completed by Midwest Land Surveying, Inc., with this property consisting of approx. 510.79 total acres M/L.

Tract 1 and a Portion of Tr. 2 of Whiskey Creek Add’n. thereof; Together with the E ½ of Sec. 3, T. 107N., R. 67W., Except Tr. 2 of Whiskey Creek Addition thereof, all in Jerauld County, SD – containing 510.79 acres M/L in accordance with the survey thereof.

TERMS: Cash – A 10% nonrefundable earnest money payment on the day of the sale with the balance on or before Feb. 29, 2024, with earlier closing possible at the discretion of the owner to coincide with his 1031 exchange, although not prior to Jan 5, 2024 and with a minimum of 30 days’ notice of earlier closing to be provided to the buyer; with full possession to the buyer for the 2024 crop year. Marketable Title will be conveyed and an Owner’s Title Insurance Policy will be provided with the cost the owner’s title policy and closing agent’s fees to be divided 50-50 between the buyer & seller.   This property is sold based on the acres as stated on a survey as completed by Midwest Surveying, Inc., with the acres understood to be “more or less”.   All of the 2023 RE taxes payable in 2024 will be paid by the sellers. The sellers do not warranty or guarantee that existing fences lie on the true & correct boundary and new fencing, if any, will be the responsibility of the purchaser pursuant to SD law.  FSA yields, bases, payments or other info. is estimated and subject to County Committee approval.  Information contained herein is deemed to be correct but is not guaranteed.
