108.91 Acres of “Well Located” Dayton Twp., Lincoln County SD Land Located between Sioux Falls and Harrisburg with the Potential for 2 Rural Housing Sites

This Auction presents an opportunity to purchase some very productive farmland which has an excellent location just East of Harrisburg SD and along SD Hwy 11 and C Rd 110 (273rd St.), and has the potential for 2 very well located rural housing sites as well as income producing crop land. Property to be sold “on-site” located from Harrisburg SD; go east on County Rd 110 for 2 miles to SD Hwy 11, then 1/4 mile south; or from Sioux Falls; from the Jct. of 57th St. and SD Hwy 11, go 5 & 1/4 miles south to sale site.

Parcel 1: This 37.29 acres of farmland has some very productive soils and is nearly all tillable and contains one Permitted rural housing eligibility with a newly installed driveway access off of SD Hwy 11. Primary soils are Wentworth-Chancellor silty clay loams, Chancellor-Viborg scl, Egan scl, Worthing scl, and Chancellor-Tetonka complex; which produce a Surety Agri-Data Productivity Index of 81.2 while the County states a higher .85 soil rating. The topography of the land is level to slightly rolling. 2022 RE Taxes are $1,113.14.

PLC Yield. There formally was a 5.70 acre CRP contract which has been terminated.
