INFO. PERTAINING TO ALL PARCELS:  According to Mitchell City Planning and Zoning this property is under their jurisdiction, but is actually in the Township and NOT within the City Limits, thus the most current utilization has been for horse/livestock grazing and grassland which has areas that could be hayed, while the remainder is pastureland; furthermore Mitchell P&Z  indicates that presently the west 3 lots of Block 39 are zoned – R4 High Density Residential; The Remainder being Zoned  TWC Commercial (Transportation-Warehouse Commercial), with Nearly all of this property is within the 100 year flood according to P&Z, thus future utilization and construction requirements would need to be subject to approval the City of Mitchell, SD.  Interested parties are encouraged to complete their own investigation and due diligence concerning future utilizations and zoning.
