Auctioneer’s Note: This auction presents the opportunity of a lifetime to purchase a +/-200 acre parcel of land that has been in the Tobias Family for nearly 50 years and is now being offered for sale due to the advanced age and undivided ownership interests in the property. In addition, we are including on this auction an additional virtually 100% tillable +/-39.91 acre parcel that joins the Tobias property on the west owned by Vince & Val Vander Top, as both are presently operated by the same farm operators. This land has been well farmed and operated in a husbandry fashion and is located in one of the leading agricultural areas of Southwestern Minnesota. Based on Previous Survey Information this attractive and well located +/-239.87 Acres of Grange Twp., Pipestone County, MN land will be offered Tr. #1 – The NE ¼ (+/-160.05 Acres); Tr. #2 – +/-79.81 Acres as the E½ NW¼ (with the E½ E½ NW¼ being +/-39.90 Acres & the W½ E½ NW¼ being 39.92 Acres) or as Tracts #1 & #2 Combined – The +/-239.87 Acres in its’ entirety as a combined unit. The cropland acres on this property have excellent eye appeal and superb soil ratings. According to FSA information the Tobias +/-199.95 acre farm is estimated to contain approximately 180.65 acres of cropland with a 84.59 acre corn base with an 132 bu. PLC yield, a 60.29 acre soybean base with a 29 bu. PLC yield and a 35.77 acre oats base with a 50 bu. PLC yield and is enrolled under the ARC County election of the USDA farm program. Marketable Title will be conveyed and an abstract of title continued to date will be provided to the buyer for examination prior to closing.
