We will offer the following real property at auction “On Site” at the land located approx. 20 miles SW of Sioux Falls, SD; from the Fairview Exit # 56 on I-29 – 2 ½ miles west on Co. Hwy. #140 (288th St.) and ¾ mile south on 468th Ave.; or from Beresford, SD – 9 miles north on I-29 to the Fairview Exit #56, then 2½ miles west and ¾ miles south on 468th Ave.

This is a well located parcel of land situated in southwestern Lincoln County, SD. Due to the multi-fractioned ownership in TD Inc. which includes multiple family members, they have decided the time has come to dissolve their family ownership and to offer this property at public auction. According to a recent survey of the land by Midwest Land Surveying, Inc. this property has a total of approx. 80.45 acres. This farm has a mixture of level to nearly level productive cropland and some expired CRP grassland acres which are situated near and along Haram Creek which traverses an area through the farm. This is a well located productive parcel of land situated within ¾ mile of an oil highway and is bordered on the west by a gravel road (468th Ave.) and on the south by a minimum maintenance road (289th St.). This parcel of land has a variety of amenities – including productive cropland & hunting and recreational land that is situated in a prominent agricultural area of Lincoln County, SD. According to FSA information this +/-80.45 acre farm has approx. 73.5 acres of total cropland, which prior to 2022 was comprised of approx. 59 acres that were under cultivation and 14.5 acres were enrolled in CRP which expired in 2021; with an FSA corn base of 35.9 acres with a 142 bu. According to the Lincoln County Assessor this farm has a County Soil Rating of .869, comparatively information obtained from Surety Agri-Data, Inc. indicates this land has a soil productivity index on the property in its entirety of 82.1. The general topography of this land is gently rolling to rolling, with some lower lying areas in the creek and waterways. The 2021 RE taxes payable in 2022 on this land are $1,698.76.

TERMS: Cash – A 10% nonrefundable earnest money payment sale day with the balance on or before April 1, 2022 with full possession for the 2022 crop year. Marketable Title will be conveyed and owner’s title insurance provided with the cost divided 50-50 between the buyer and seller. Closing to be conducted through the Morgan-Theeler Law Firm in Mitchell, SD, with the closing fees to be paid by the sellers. All of the 2021 RE taxes payable in 2022 will be paid by the sellers.
