We will offer the following land at public auction “On Site” at the land – Located from Howard, SD – approx. 13 miles west on Hwy. #34 to Fedora, SD, then – 3 miles north on 421st Ave. and 2 miles west to the SW Corner of the land at the Jct. of 230th St. & 419th Ave; from Carthage, SD – 8 miles south on 425th Ave. and 6 miles west on 230th St. to the SW Corner of the land; or from Artesian, SD – approx. 4 miles east on Hwy. #34 to the Miner/Sanborn County Line, then 3 miles north on 418th Ave. and 1 mile east on 230th St.

This is an excellent livestock farm with areas that may provide some hunting opportunities. There is an abandoned building site on the property which has a tear down type home and other improvements including a double garage with metal clad exterior and a newer well house which houses the well, electrical and pressure system that presently provides water to a hydrant w/tire tank for livestock. This property is under two individual US Fish & Wildlife Easements – the first is on essentially the west 40 acres which is a generally referred to as a perpetual wetland easement – which allows for row cropping, but prohibits filling, burning, draining and other provisions of the easement; the second is on essentially the east 120 acres which is generally referred to as a perpetual US Fish and Wildlife Grassland Easement, which prohibits row cropping on this portion of the farm, although there are no restrictions on grazing, but the easement restricts haying until after July 15th, additionally there is a Wetland Easement on this area as well. The land is currently all sowed to grass, and according to the owners some of this is native grass pasture. The pasture has trees in areas which provide shade for livestock and there also is a dugout in the north central sector of the farm. The general topography of this land is gently rolling to rolling with some steeper slopes in areas. According to the Miner County Assessor this land has an Overall Soil Rating of .539; comparatively Surety Agri-Data indicates this land has an overall soil productivity index of 55.1. This land is located in a highly regarded hunting area of Miner County, SD and may have hunting potential for deer, pheasants and other wild game. According to the Miner County Treasurer the 2021 RE taxes payable in 2022 on this property are $1,733.74.
