TERMS: Cash – A 10% non-refundable earnest money payment on sale day and the balance on or before Sept. 8, 2023 with possession. A Warranty Deed will be conveyed and owners title insurance provided with the cost of the owner’s policy divided 50-50 between the buyer and seller. A title company closing fee, if any, will be divided 50-50 between the buyer & seller. The RE taxes presently are unknown as the 2022 RE taxes payable in 2023 were included as part of a larger parcel, thus the actual tax amount is unknown, but based on a county assessor’s estimate the RE taxes for 2023 will be prorated based on an estimated non-owner occupied tax amount of $643.73, although this amount is only an estimate and the actual tax amount could be higher. The acres in this property are based on a survey and plat of the property by Midwest Land Surveying, Inc., with the acres understood to be “more or less”.
