Located from the north edge of Alexandria, SD – 5 miles west on 257th St. , 3 miles south on 416th Ave. (Millbrook Oil Rd,) 2 miles west on 260th St. to the SE corner or from the Ethan Water Tower – Ethan, SD – 5 miles east on Hwy. 42, 5 miles north on 416th Ave. (Millbrook Oil Rd.), 2 miles west on 260th St. to the SE corner.
Real Estate to be offered at Sale Site 1 includes:
Tract 1: 207.11 acres high producing farmland
Tract 2: 106.21 acres native pasture with creek.

This high producing tract of farmland is all tillable with the exception of a few trees along southern boundary. The topography is nearly level to gently rolling. Majority soil types are Clarno, Clarno-Davison, Dudley-Stickney, Prosper-Stickney, and Ethan –Clarno soils. The productivity rating is .7243. The topography of the native pasture is hilly with deep ravines and cedar trees and gently rolling along western boundary. Located from the Ethan Water Town – Ethan, SD – 4 miles east on Hwy. 42, 2 ½ miles south on 415th Ave. to the NW corner or from Alexandria, SD. 8 miles south on 421st Ave. (Lake Hanson Oil Rd), 6 miles west on Hwy. 42, 2 ½ miles south on 415th Ave. to the NW corner.
According to FSA information this tract of land has 49 tillable acres, 19.26 acres of tillable land currently in grassland, with the balance of 91.74 acres in native pasture, cedar trees, yard site, and highway right of way. The topography of the tillable acres is gently rolling with the pasture acres ranging from gently rolling to hilly with an abundant covering of cedar trees. The majority soil types on the tillable acres are Clarno-Davison, Davis, Hand, and Hand-Davison soils with an adjusted soil productivity rating on the tillable acres of .744. The pasture acres are mostly native grass with a large dugout and creek along northern boundary for water supply. Cedar trees provide shade for livestock, and fences are in average condition.
