Due to the death of Michael Nowka, the Nowka Family has decided to offer the following real property at auction with the auction to be held “On Site” at the land located from Prostrollo Motors in Madison, SD – Approx. 4 ¼ miles east on Hwy. #34; from Dakota Ethanol Plant on Hwy. #34 at Wentworth, SD – approx. 3 miles west on Hwy. #34; or from the Madison-Colman, SD Exit #109 on I-29 – approx. 12 ½ miles west.

This well located 144.15 acre parcel will be offered as one individual tract of land. This property has had a long period of ownership for over 75 years the Fisher/Nowka family dating back to 1941. This property features a superb location near Lake Madison with the north side of the farm bordering SD Hwy. #34 and is within a close proximity to the City of Madison, SD, the Dakota Ethanol Plant, Madison Farmers Coop Elevator and a relatively short distance from the SD Soybean Processors Plant at Volga, SD. Areas of this property has some locations that provide attractive views of Lake Madison and the surrounding countryside. According to Lake County Planning and Zoning this parcel has areas zoned in 2 districts – the northern portions being zoned ag with housing restricted to a maximum of 8 residential sites subject to zoning approval; the southern portions fall into the Lake Park Zoning which allows for a higher density of residences, although subdivision requirements would need to be approved by Lake Co. P&Z, furthermore this area would be subject to requirements of the Lake Madison Sanitary District; potential buyers are encouraged to review the zoning regulations for a better understanding and clarification of current zoning concerning this property with Lake County P&Z – ph. 605-256-7610. TERMS: Cash: A 10% non-refundable earnest money payment on the day of sale & and the balance due at closing on or before January 10, 2020 with possession. Marketable Title will be conveyed and owner’s title insurance will be provided with the cost of the owner’s policy divided 50-50 between the buyer & seller. All of the 2019 RE taxes payable in 2020 will be paid by the seller. The Estimated farmland acres are understood to be “more or less” and FSA cropland acres, yields, bases and other FSA information will be subject to an FSA reconstitution by FSA personnel and are subject to county committee approval.
