In order to settle the Estate of Reuben Nicolai, his trustee has made the decision to offer the following real property at auction, with the auction to be held “On Site” at the land – located from Colman, SD – 1 mile west on Hwy. #34 and 2 miles south on 468th Ave.; from the Madison-Colman Exit #109 on I-29 – 4½ miles west and 2 miles south on 468th Ave.; from Madison, SD – 13 miles east on Hwy. #34 and 2 miles south on 468th Ave.

This auction awards an excellent opportunity to purchase +/-317.34 Acres of land situated in Colman Twp. in Moody County, SD Land. These farms collectively offer some high producing cropland and pasture. This land is sold subject to an existing cash lease for 2022, with the new buyer to receive slightly seller enhanced rents on TRACT #1 (NW¼) to receive $240.00 per acre on 152 acres for a total of $36,480.00 and the buyer of TRACT #2 (SW¼, less exceptions) to receive $240.00 per acre on 110 acres ($26,400.00) and $75.00 per acre on 44 acres of pasture ($3,300.00) or a total combined rent on Tract #2 of $29,700.00 – which will be credited to the buyer at closing, the term of this lease is from April 1st to Nov. 30, 2022 – with possession allowed subsequent to the harvest of the 2022 crops.

Marketable title will be conveyed with an owners title insurance policy provided with the cost divided 50-50 between the buyer and seller, additionally a title company closing fee, if any, will be divided 50-50 between the buyer and seller.
