In order to settle the Reuben Nicolai Estate we will offer the following real property at public auction, with the auction to be held “On Site” at the land located from Irene, SD – approx. 1 mile east on Hwy. #46 with the land bordered on the west by 453rd Ave. and on the North by Hwy. #46; from Wakonda, SD – 5 miles north on 455th Ave. and 1 ½ miles west on Hwy. #46; or from the Beresford/Irene SD Exit #47 on I-29 – approx. 17½ miles west on Hwy. #46.

This auction presents the opportunity to purchase a very well located parcel(s) of Clay County, SD land which exhibits a high percentage of productive cropland located in an excellent agricultural area in Star Township of Clay County, SD. This land has very good eye appeal and a high percentage tillable, with the non-tillable acres comprised of a small tower site, some grassland, drainage, waterway & roads. According to FSA information this farm as a unit has approx. 232.85 acres considered as cropland, although from review of the FSA aerial photo it appears approx. 226.68 acres are currently there are NO established yields of bases on this farm. According to Clay County Assessor’s information this farm was assessed as two individual parcels – with +/-152.2 taxable acres in the NW¼ which has a soil rating of 65.2 and the RE taxes payable in 2022 on this parcel were – $4,124.78; and the +/-82.76 taxable acres in the N½ SW¼ has a soil rating of 75.2 and the RE taxes payable in 2022 were 2,606.50; by comparison info. obtained from Surety Agri-Data, Inc. indicates as a whole this property in its entirety has a weighted soil rating of 76.8; and individually Surety indicated the land owned in the NW¼ has a soil rating of 74.2 and the N ½ SW ¼ has a 81.7. The general topography of this land is gently rolling to somewhat undulating. TERMS: Cash – A 10% non-refundable earnest money payment on the day of the sale and the balance on or before January 25, 2023, with full possession for the 2023 crop year. Marketable title will be conveyed with an owners title insurance policy provided with the cost divided 50-50 between the buyer and seller, additionally a title company closing fee will be divided 50-50 between the buyer and seller. All of the 2021 RE taxes payable in 2022, as well as the 2022 RE taxes payable in 2023 will be paid by the estate.
