In order to settle the Reuben Nicolai Estate, we will offer the following real property at auction “On Site” at the land located Hazel, SD – 3 ½ miles west on  Hwy. #22 (181st St.) to 438th Ave., 2 miles north on 438th Ave. and 1 mile east on 179th to the NW Corner of the land at the Jct. of 179th St. & 439th Ave.; from Watertown, SD (Jct. of Hwy’s. #212 & #81)  – approx. 14 miles west on Hwy. #212 to 442nd St., then turn south on 442nd Ave. approx. 8 miles south to Hazel, SD, 3  miles west on  Hwy. #22 (181st St.) to 438th Ave., 2 miles north on 438th Ave. and 1 mile east on 179th to the NW Corner of the land.

AUCTIONEERS NOTE:  This auction presents a great opportunity to purchase a multi-faceted parcel of Hamlin County, SD land with both cropland and hunting and recreational potential for Deer, Pheasants, Waterfowl and other Wildlife.  This land has a mixture of productive cropland, as well as some areas with trees, lowland other areas conducive to hunting and wildlife production habitat.  If you are in the market for a parcel of land with both income producing cropland and hunting and recreational opportunities, then make plans to inspect this property and be in attendance at this auction.

This +/- 160 acre farm will be offered as a unit.  According to FSA information this farm has approx. 157.55 acres of farmland with approx. 116.92 acres of cropland with a 60.70 acre corn base with a 148 bu. PLC yield and a 55.50 acre soybean base with a 39 bu. PLC yield and is enrolled under the Price Loss Coverage Election for Corn and ARC County Election for soybeans under the USDA farm program. The nontillable acres on this farm are comprised a +/-38.89 acres comprised of a combination of a lake/wetland area, rushes, grassland situated primarily in the north central sector of the farm and also in a mature tree grove located in the Southwesterly corner of the farm as well as other pockets and non-tillable areas within the property.  This farm has some productive soils and has respectable soil ratings on the cropland acres, as according to the Hamlin Co.
