We will offer the following parcel of land “On Site” at the land located from River’s Edge Cenex on the west side of Flandreau, SD – 2¾ miles west on SD Hwy. #32 to 477th Ave, then ½ Mile South to the NW Corner of the Land; or from the Flandreau SD Exit #114 on I-29 – 4½ miles east on SD Hwy. #32, then ½ mile south to the NW Corner of the Land.

AUCTIONEER’S NOTE: This auction awards the opportunity to purchase land with superb soils that is situated in the “Garden Spot” of Eastern SD. It is noteworthy that this land has been in the Mogck Family for 65 years making this a once in a lifetime opportunity. This is a parcel of land in one of the more tightly held areas of Moody County (Clare Twp.), where land very seldom comes available on the open market. This land will be sold subject to a 2022 cash rent lease with the purchaser to receive a seller enhanced cash rent credit at closing. The buyer will have the option to either continue the CRP program on the 19.70 acres enrolled in CRP at a rate of $208.00 per acre for an annual total amount of $4,097.60 with the contract set to expire on September 30, 2029, or however, if the buyer should desire to have the CRP contract cancelled, the seller(s) will agree to buyout and cancel the existing contract prior to closing at “their cost” of approx. $9,200.00. According to FSA information this farm has approximately 158.21 acres of Farmland with 155.75 Cropland Acres, Presently, it appears that there is +/-136.05 acres of cropland currently under cultivation. According to FSA information this farm has a 135.90 acre corn base with a 145 Bu. PLC Yield. The non-tillable acres are comprised of the acres enrolled in CRP, waterway, ditches & roads. The general topography of this land is level to gently rolling. Probably one of the most noteworthy attributes of this farm is that it consists of practically 100% of Class I & II soils. According to information obtained from Surety-Agridata Inc., this parcel has a Productivity Index of a 85.9. Comparatively, Moody County Assessor’s information indicates that this parcel has a soil rating of a .807 with both indicating that this is a productive parcel of land with some extremely choice soils. The 2021 taxes payable in 2022 on this land are $4,258.40. TERMS: Cash – A 10% non-refundable earnest money payment sale day and balance on or before June 29, 2022 with landlord’s possession subject to the existing farm leases for the 2022 crop year. The buyer will be credited at closing with the seller enhanced cash rent. If the buyer desires the termination of the existing CRP contract the sellers will agree to buyout the contract prior to closing; if the new owner desires to continue and succeed to the existing contract they will then be obligated to comply with all of the remaining terms and provisions of the existing CRP contract; with any future penalty for non-compliance with the existing CRP contract or buyout of the existing CRP contract will be the responsibility of the new owner(s). Marketable title will be conveyed with an owners title insurance policy provided with the cost divided 50-50 between the buyer and seller, additionally a title company closing fee will be divided 50-50 between the buyer and seller. All of the 2021 RE taxes payable in 2022 will be paid by the sellers, with the buyer to be responsible for all of the 2022 RE taxes payable in 2023.
