AUCTIONEER’S NOTE:  This auction presents the opportunity for future owner/operators, investors or others to purchase a multi-use commercial lodging, conference & dining facility that has many attractive and fascinating attributes.  This facility is situated in one of the leading Pheasant Hunting Areas of South Dakota and could mesh well with the hunting & recreational opportunities of the region and the lodging, conference & educational aspects implemented in the design of this property.  Demographics indicate that 80% of South Dakota’s population lies within 100 miles of Howard, SD, making this center accessible, being within a 90 minutes drive of many of the State’s residents. 

This Facility contains a hotel, meeting space, restaurant, fitness center, retail space and other features.  This building was designed to provide a Multi-Use community facility capable of providing educational, social and business opportunities to Miner County, SD and the east central South Dakota region.  Some of the Environmental features utilized in the construction of this facility include geothermal heating and cooling and a 1,500 gal. water storage system that captures water for flushing the stools and other excellent features and aesthetic attributes. The Howard Hotel and Conference Center was designed to be a mixed multi-use complex with a hotel, a conference center, a restaurant, and offices.  This facility includes 24 Hotel rooms (15 double queens and 9 kings), a 2nd floor gathering area w/fireplace, fitness club overlooking main street and an impressive hallway between the rooms w/6 grain bin roofs accented by LED lighting, glass enclosed stair tower and an elevator for easy access from the main to 2nd level; main level includes a +/- 3,500 sq. ft. conference center capable of seating 300 people and with moveable walls that allow for the space to be divided into 6 individual rooms and equipped with 4- Large Screen TV monitors & 2 ceiling mounted LED crystal projectors and comes equipped with 40+ tables & and approx. 250 padded stacking chairs; a state of the art kitchen with walk-in cooler & freezer and dry goods area and comes complete with a nicely equipped commercial kitchen; a large dining and private dining area w/two way fireplace inclusive of 20+ attractive tables & chairs with seating for approx. 100+ patrons, as well as other equipment and embellishments; a mechanical room containing computerized system for heating & cooling, etc.; hotel reception/office & room registration area; laundry facility with equipment;  an interior corridor, main street patio and more!!  The construction of this facility combines a mesh of new and old inclusive of modern materials and reused materials gathered from an old gymnasium utilized in the new floor of the restaurant and other materials utilized in the hotel and other area inside and outside the facility.  Additionally many recycled-content and regional-origin materials were also incorporated, such as wheatboard ceiling panels, recycled glass countertops, carpet tile and brick.

TERMS:  Cash – A 15% non-refundable downpayment sale day and the balance on or before February 3, 2023.  The real estate will be conveyed by a Quit Claim Deed and an Owner’s Title Insurance Policy will be provided with the cost of the Owner’s Policy divided 50-50 between the buyer and seller.  A title company closing fee (Weber Abstract & Title in Madison, SD) will be paid 100% by the purchaser.  All of the RE Taxes for 2023 will be the responsibility of the purchaser – with no proration.
