We will offer the following parcel of land “ON SITE” at the land located from Oldham, SD – 1 mile west on 218th St. and approx. 1 ¼ miles south on 444th Ave.

This auction presents an excellent opportunity to purchase a well located surveyed parcel of land located in a prominent agricultural area of Kingsbury County and near Oldham, SD.   If you are in the market for a parcel of land with many excellent amenities to add to a row crop farming operation and/or as an addition to your investment portfolio, then make plans to inspect this property and be in attendance at this auction or contact the auctioneers to make arrangements for absentee bidding.

THIS PROPERTY WILL BE SOLD SUBJECT TO AN EXISTING FARM LEASE FOR 2024 – with the buyer to receive a seller enhanced rent of $250.00 per acre on the cropland acres and at closing.

This +/- 110.57-acre farm will be offered as Single Unit.    This property has been surveyed at the expense of the seller.  According to FSA information this property has approx. 98.97 acres of cropland with an FSA 45.63 acre corn base with a 138 bu. PLC yield and a 43.85 acre soybean base with a 38 bu. PLC yield and has been enrolled under the ARC County election for corn and soybeans of the USDA farm program.  According to the Kingsbury County Assessor this land has an overall soil rating on 80 acres of .806 and on 30 acres of .857, comparatively info. obtained from Surety Agri Data, Inc. indicates this land has as a whole has a soil rating of 80.6.  The non-tillable acres are comprised of a couple of lowland pockets, a few trees, drainage and roads.  This land is sold subject to an existing cash lease for 2024, with the new buyer to receive $250.00 per acre on 110 acres for a total of $27,500.00 which will be credited to the buyer at closing.  The 2022 RE taxes payable in 2023 on this property were $1,464.92 on 80 acres and $587.44 on 30 acres for a combined total of $2,052.36; in addition, the sellers will also pay all of the 2023 RE taxes due and payable in 2024.

LEGAL DESC.:  The S ½ of the NW ¼ and the N. 30 Rods of the SW ¼, all in Sec. 33, T. 109N. R. 54W., (Whitewood “S” Twp.), Kingsbury Co., SD.

TERMS:  Cash – A 10% non-refundable earnest money payment on the day of the sale and the balance on or before January 26, 2024 with landlord’s possession subject to the existing farm lease for the 2024 crop year, which expires on Dec. 31, 2024.  According to US Fish & Wildlife there is an existing wetland easement on this property that prohibits filling, burning or draining of any wetland areas on the property.  Marketable title will be conveyed with an owner’s title insurance policy provided with the cost divided 50-50 between the buyer and seller, additionally a title company closing fee will be divided 50-50 between the buyer and seller.  All of the 2022 RE taxes payable in 2023 as well as all of the 2023 RE Taxes due in 2024 will be paid by the sellers.  This property is sold in accordance with a recent survey as completed by Midwest Land Surveying, Inc, with the acres understood to be “more or less”.  The sellers do not warranty or guarantee that the existing fences lie on the true and correct boundary and new fencing, if any, will be the responsibility of the purchaser pursuant to SD law.  FSA cropland, yields, bases & other information is estimated and not guaranteed and are subject to county committee approval.   Information contained herein is deemed to be correct, but is not guaranteed.
