This auction presents the opportunity to purchase three parcels of land located nearby to one another that are situated in Fountain Prairie and Aetna Townships in northern Pipestone County, MN. Each of these farms will be offered individually with NO combinations. Each of these farms have some productive soils and must be seen to be fully appreciated. FARM #1 – +/-70.51 Acres in Fountain Prairie Twp., Pipestone County, MN – Located from the Sale Site on the Pipestone Co., MN Line (Jct. 241st St. & 140th Ave.) – ½ mile south on the West side of 140th Ave. (Co. Hwy. #16) – diagonally SW across the Hwy. from FARM #2. LEGAL DESC.: The N½ SE¼ & E. 50 Rods of the N. 17.75 Rods of the S½ SE¼ all in Sec. 1, T. 108N., R. 45W., excepting the N. 292.875’ of the E. 825’ of the S ½ SE ¼ and less the S. 500.94’ of the E. 825’ of the N ½ SE ¼, Sec. 1, T108N. R. 45W., containing 15.0344 Acres M/L. (consisting overall of 70.51 acres M/L, according to Pipestone County Records).

FARM #3 consists of a parcel of land with a mixture of cropland and grass hayland, which according to Pipestone County Assessors data has a total of 76.81 acres. TERMS: Cash – A 10% nonrefundable earnest money payment on the day of the sale and the balance on or before Nov. 4, 2022, with full possession for the 2023 crop year. Marketable Title will be conveyed and abstracts of title continued to date will be provided to the buyer for examination prior to closing. All of the RE taxes payable in 2022 will be paid by the sellers with the buyer(s) to be responsible for payment of all of the RE taxes due & payable in 2023. This property is sold based on the acres as stated on the Pipestone County assessment records, with the acres understood to be “more or less”.
