THIS PROPERTY WILL BE SOLD SUBJECT TO AN EXISTING FARM LEASE FOR 2021 – with the buyer to receive a seller enhanced rent at closing of $200.00 per acre on 106 acres of cropland for a total amount of $21,200.00 payable at closing. 

This auction presents an opportunity to purchase a parcel of land that has been in the Cook/Jorgensen family for over 75 years, since acquired by Clifford A. Cook, the father of the present owner Eunice Jorgensen. TERMS: Cash – A 10% nonrefundable earnest money payment on the day of the sale with the balance on or before May 7, 2021 with landlord’s possession for the 2021 crop year – with the buyer to receive the 2021 seller enhanced cash rental amount of $200.00 per acre on approx. 106 cropland acres for a total rental amount of $21,200.00 with 100% payable at closing, with full possession for the 2022 crop year. Marketable Title will be conveyed and an Owner’s Title Insurance Policy will be provided with the cost divided 50-50 between the buyer & seller.   This property will be sold in accordance to a survey as completed by Midwest Land Surveying, Inc. – Certificates of Survey will be provided and if necessary plats will be prepared and recorded, with the surveyed acres understood to be “more or less” with all survey costs to be paid by the sellers.   All of the 2020 RE taxes payable in 2021 will be paid by the seller, with the purchaser to be responsible for 100% of the 2021 RE taxes payable in 2022.  The sellers do not warranty or guarantee that existing fences lie on the true & correct boundary and new fencing, if any, will be the responsibility of the purchaser pursuant to SD law.
