This auction presents a great opportunity to purchase a productive parcel of farmland with some high quality soils, a relatively high percentage tillable, some existing drain tile and a few existing strategically located terraces.  This land is available to the buyer to farm or lease as they desire, with immediate full possession of the land on sale day!  This land is well located within 1 mile of Hwy. #81 and just 1 mile south of the Lake-Kingsbury County Line, and the nearby communities of Ramona, Oldham, Madison, Arlington and other area communities, and also is conveniently the SD Soybean Processors Terminal at Volga, SD, as well as other nearby area grain markets and points of interest.  According to FSA information this +/-160 acre farm has approximately 149.46 acres of cropland with a 64.40 acre corn base with a 139 bu. PLC yield and a 65.20 acre soybean base with a 39 bu. PLC yield.  According to info. obtained from the Lake County Assessor this farm has an Overall Soil Rating of .743; similarly, Surety Agri-Data Info. indicates this land has a weighted soils productivity index a 73.6.  According to the owners some visual evidence, there is some existing drain tile on the property.  The general topography of this land is gently rolling to rolling with some lower lying areas in a couple of lowland pockets and drainage.  According to US Fish and Wildlife there are no existing wetland easements on the property.

Any tillage completed on the land will pass at “No Cost” to the buyer.  This is a very desirable 160 acre parcel of land that would serve as an excellent addition to an area row crop farming operation and/or investment property.

TERMS: A 15% nonrefundable downpayment on the day of the sale, with immediate full possession for the 2024 crop year, and the balance on or before July 1, 2024.  Marketable Title will be conveyed and an owner’s title insurance policy will be provided with the cost of the owner’s policy, to be divided 50-50 between the buyer and seller, with the closing agent’s fee to be paid by the sellers (Unke Law Office – Salem, SD or his designee).  All of the 2023 RE taxes payable in 2024 in the amount of $3,226.48 will be paid by the sellers, with the buyer to be responsible for all of the 2024 RE taxes payable in 2025.  The total acres being sold are based on the acres as stated on the county tax records, with acres understood to be – more or less.
