The land being offered for sale as FARM #1 consists of a total of +/-639.52 acres, according to the recent survey thereof. The south side of this land lies adj. to the Sioux-Plymouth County Line. Until now, this farm has been operated as a single parcel operated by a long-term tenant and has been maintained in an excellent state of cultivation. According to FSA and the current FSA 156EZ on this property, FARM #1 as a unit has been operated as Tr. #1039 of Farm #161 and is indicated to contain approx. 601.9 acres of total cropland with 598.5 acres of effective cropland due to the CRP reduction on 3.40 acres, and has a 283.8 acre corn base with a 168 bu.
