This farm will be offered as 1 individual 49.79 Acre Parcel. According to FSA information this parcel consists of an extremely high percentage tillable with +/-43.08 acres of cropland & a 25.30 Acre Corn Base with a 168 Bu. PLC Yield as well as a 15.10 acre soybean base with a 41 Bu. PLC Yield with the remaining acres lying within the Acreage Site. Information obtained from Surety-Agridata Inc. indicates this property carries a weighted average productivity index of a 67 with 100% class II soils (Forney) with a level to nearly level topography. Possession of this land is available following the harvest of the 2023 standing crops. The Improvements on the property consists of an older 1 ½ Story Home which is in need of substantial updates & repairs.
