Hwy. #13 & Pipestone Ave.) – 5 miles east on Pipestone Ave./230th St., 3 miles north on 486th Ave. (Co. Hwy. #17) and ½ mile east on 227th St.; from Ward, SD – 1 mile west on 223rd St. to the Elkton Corner, then 4 miles south on 486th Ave. and ½ mile east on 227th St.

Auctioneer’s Note:  This auction presents a great opportunity to purchase a multifaceted parcel of Moody County, SD land with a mixture of cropland, pasture and some CRP acres. This land has been owned by the Headrick Family for many decades and has now become available at public auction in order to settle the Margaret Headrick Estate.  This land is available with full possession to be awarded to the purchaser for the 2024 crop year and grazing season.  CRP payments for 2024 and thereafter, if any, will be paid to the buyer.   To add a high degree of assurance to the buyer, this property has been surveyed and will be sold in accordance with the surveyed acres.   If you are in the market for a piece of farmland that could serve as an excellent addition to a crop/livestock farming operation or investment, and/or land with some hunting and recreational opportunities then get your financing in order and make plans to be in attendance at this land auction.  

This auction presents a great opportunity to purchase a well located smaller parcel of land consisting of approximately 73.07 surveyed acres that is situated in an excellent crop/livestock area of Moody County, SD.  This farm is inclusive of a mixture of productive cropland, pasture and a few acres of CRP that has with areas that could provide some excellent hunting and wildlife habitat.  According to FSA information this farm has approx. 73.14 acres of Farmland with approx. 39.81 acres of cropland with 34.01 acres of effective cropland subsequent to the CRP reduction on 5.80 acres, with a 14.39 acre corn base with a 134 bu. PLC yield and a 14.33 acre soybean base with a 41 bu. PLC yield and is enrolled under the Co. TERMS:  Cash – A 15% nonrefundable downpayment on the day of the sale and the balance on or before May 1, 2024 with Full Possession for the 2024 crop year. Marketable Title will be conveyed and an owner’s title insurance policy provided with the cost of the divided 50-50 between the buyer and seller. All of the RE taxes payable in 2024 in the amount of $1,236.54 will be paid by the sellers and all of the 2024 RE taxes payable in 2025 will be paid by the buyer.  The acres in this farm are being sold in accordance with the acres as determined by a survey as completed by Stockwell Engineers., with the acres to be understood to be “more or less”.  The sellers do not guarantee that the existing fences lie on the true and correct boundary and any new fencing with be the responsibility of the purchaser pursuant to SD Law.  FSA yields, bases, payments, CRP information and other estimates are estimated and are not guaranteed and are subject to County Committee Approval.  Information contained herein is deemed to be correct but is not guaranteed.
