In order to settle the Doris Greengo Estate, we will offer the following real property at auction at the land located from Pipestone, MN – 1 mile west on Hwy. #30 – with the SW Corner of the Land at the Jct. of Hwy. #30 (101st St.) & 60th Ave. – located directly west of and adjacent to the Pipestone Area High School.

Auctioneer’s Note: This auction presents an opportunity to purchase an extremely well located +/-56.68 acre parcel of land. This parcel features some level cropland with areas that might also provide a nice location for a rural home site in conformance with County zoning which allows 1 housing site per 35 acres, especially due to the closeness of this land in proximity to the Pipestone High School, the City of Pipestone, MN and MN Hwy. #30. This property will be surveyed at the expense of the estate with the purchase price to be adjusted based on the surveyed acres. This property consists of a very well located parcel of Pipestone County, MN land with excellent eye appeal, high producing cropland with excellent soils and a few acres of drainage waterway/hayland. This land is located on the west edge of Pipestone, MN and is situated directly west of the Pipestone Area High School and wraps around the KLOH radio property with the SW corner of the property at the Jct. of Hwy. #30 & 60th Ave. According to FSA information this +/- 53 acre farm has approximately 47.48 acres of cropland with a 25.2 acre corn base with a 142 bu. PLC yield and 21.80 acre soybean base with a 44 bu. PLC yield and is enrolled in the ARC County election of the USDA farm program. TERMS: Cash – A 10% nonrefundable earnest money payment on the day of the sale and the balance on or before Dec. 1, 2017. Fall Tillage privileges to be awarded subsequent to the harvest of the 2017 crops and with the permission of the current tenant. Marketable Title will be conveyed and an abstract of title will be continued to date and will be provided to the buyer for examination prior to closing.
