Auctions of this magnitude are “Rare” in Eastern South Dakota, especially since approx. 630.5 acres in Farms #1 thru #5 are virtually nearly contiguous and within 2 miles of one another. This auction presents the opportunity to purchase 6 parcels of productive, well located Lake County SD farmland that is situated in a very good agricultural area in western Lake County, SD. This auction includes farms with high percentages tillable and farms with a mixture of cropland and pasture. FARM #1: 160 Acres – Legal Desc.: The SE ¼ of Sec. 29, T. 106N., R. 54W., Winfred Twp., Lake Co., SD.
Farm #1 is bordered on the east by 444th Ave. and on the south by 237th St. This +/-160 acre parcel of land will be offered as an individual parcel or in combination with Farm #2. From a review of the FSA aerial photo +/-160 acre farm has approx. 135.89 acres of cropland, with the non-tillable acres comprised primarily of a +/-12.44 acre grove of trees that runs along nearly the entire east side of the farm, a lowland pocket comprised of +/-7.83 acres and roads. FSA has this parcel combined as part of FSA Farm #5094 which consists of a 630.49 acre farming unit with other land owned by the Gatzke family, with all of the land in this operating unit enrolled under the ARC County Election for corn and soybeans in the USDA farm program. The general topography of this farm is level to gently rolling and has a pocket of lowland located in the south central sector of the farm. According to information obtained from the Lake Co. Assessor this farm has a respectable Overall Soil Rating of .779; information from Surety Agri-Data Inc. indicates this farm has a weighted productivity index of 82.6. FARM #2: 160 Acres – Legal Desc.: The SW ¼ of Sec. 28, T. 106N., R. 54W., Winfred Twp., Lake Co., SD.
Farm #2 is bordered on the west by 444th Ave. and on the south by 237th St.. This +/-160 acre parcel of land will be offered as an individual parcel or in combination with Farm #1. This is primarily an unimproved parcel of land, although there are two wooden structures on the property that are in tear down condition. From a review of the FSA aerial photo it appears that this +/-160 acre farm has approx. 107.58 acres of being utilized as cropland, with an additional 10.43 acres with a cropland history situated in the southeast corner of the farm that is presently being utilized as pasture, along with another +/-39.07 acres comprised of pasture and remnants of an old farmstead inclusive of two farm outbuildings that are in “tear down” condition, a tree grove located north of the former farmstead and other trees in and around the farmstead that provide summer shade and windbreak for livestock. TERMS: Cash – A 10% nonrefundable earnest money payment sale day with the balance on or before Dec. 30, 2021, with full possession for the 2022 crop year. Marketable Title will be conveyed and an Owner’s Title Insurance Policy will be provided with the cost divided 50-50 between the buyer & seller.
