AUCTIONEER’S NOTE: ATTENTION – Row Crop Operators, Crop-Livestock Operators, Investors & Others in the Market for Land!  Auctions of this magnitude are “Rare” in Eastern South Dakota, especially since approx. 630.5 acres in Farms #1 thru #5 are virtually nearly contiguous and within 2 miles of one another.  This auction presents the opportunity to purchase 6 parcels of productive, well located Lake County SD farmland that is situated in a very good agricultural area in western Lake County, SD.   This auction includes farms with high percentages tillable and farms with a mixture of cropland and pasture.  This land will be offered as individual farms and in specific combinations of farms, in a manner to allow both large and small operators to participate in this auction – with the largest combinations offered being +/-320 acres.  This land has been long held in the Gatzke Family for several decades, thus this auction presents a “Once in a Lifetime Opportunity” to Purchase this Land.  This Land will be Offered Individually as Farm #1, Farm #2, Farm #3, Farm #4, Farm #5 and Farm #6 and as Combinations of FARMS #1 & #2 – +/-320 Acres; FARMS #3 & #4 – +/-240 Acres, FARMS #4 & #5 – +/-158.47 Acres; FARMS #3, #4 & #5 – +/-318.47 Acres. 

FARM #1: 160 Acres – Legal Desc.: The SE ¼ of Sec. 29, T. 106N., R. 54W., Winfred Twp., Lake Co., SD.

Farm #1 is bordered on the east by 444th Ave. and on the south by 237th St.  This +/-160 acre parcel of land will be offered as an individual parcel or in combination with Farm #2.  From a review of the FSA aerial photo +/-160 acre farm has approx. 135.89 acres of cropland, with the non-tillable acres comprised primarily of a +/-12.44 acre grove of trees that runs along nearly the entire east side of the farm, a lowland pocket comprised of +/-7.83 acres and roads.   FSA has this parcel combined as part of FSA Farm #5094 which consists of a 630.49 acre farming unit with other land owned by the Gatzke family, with all of the land in this operating unit enrolled under the ARC County Election for corn and soybeans in the USDA farm program.  The general topography of this farm is level to gently rolling and has a pocket of lowland located in the south central sector of the farm.  According to information obtained from the Lake Co. Assessor this farm has a respectable Overall Soil Rating of .779; information from Surety Agri-Data Inc. indicates this farm has a weighted productivity index of 82.6. Certain lowland areas within this parcel in the SE ¼ of Sec. 29 are subject to a US Fish & Wildlife Waterfowl Production Easement, which prohibits, filling, burning, draining within the wetland areas, but does not prohibit or restrict cropping, grazing or haying. The 2020 RE taxes payable in 2021 on this land were $3,583.78. 

FARM #2: 160 Acres – Legal Desc.: The SW ¼ of Sec. 28, T. 106N., R. 54W., Winfred Twp., Lake Co., SD.

Farm #2 is bordered on the west by 444th Ave. and on the south by 237th St..  This +/-160 acre parcel of land will be offered as an individual parcel or in combination with Farm #1.  This is primarily an unimproved parcel of land, although there are two wooden structures on the property that are in tear down condition.  From a review of the FSA aerial photo it appears that this +/-160 acre farm has approx. 107.58 acres of being utilized as cropland, with an additional 10.43 acres with a cropland history situated in the southeast corner of the farm that is presently being utilized as pasture, along with another +/-39.07 acres comprised of pasture and remnants of an old farmstead inclusive of two farm outbuildings that are in “tear down” condition, a tree grove located north of the former farmstead and other trees in and around the farmstead that provide summer shade and windbreak for livestock.  There is Kingbrook Rural Water on the property which provides water for livestock, presently servicing a hydrant and Ritchie automatic livestock fountain. The pasture is fenced of some good 5 barbed wire fencing and some poor woven and barbed wire fencing which is located mostly along the west side of the property and next to the highway.  The nontillable acres on this farm are comprised primarily of the pasture, trees, drainage and roads.  FSA has this parcel combined as part of FSA Farm #5094 which consists of a 630.49 acre farming unit with other land owned by the Gatzke family, with all of the land in this operating unit enrolled under the ARC County Election for corn and soybeans in the USDA farm program.  The general topography of this farm is level to gently rolling.  According to information obtained from the Lake Co. Assessor this farm has a respectable Overall Soil Rating of .790; comparatively, information obtained from Surety Agri-Data Inc. indicates this farm has a weighted productivity index of an 84.8. Certain lowland areas within this parcel in the W ½ SW ¼ of Sec. 28 are subject to a US Fish & Wildlife Waterfowl Production Easement, which prohibits, filling, burning, draining within the wetland areas, but does not prohibit or restrict cropping, grazing or haying. The 2020 RE taxes payable in 2021 on this land were $3,635.86. 

FARM #3: 160 Acres – Located from Farms #1 & #2 (Jct. of 444th Ave. & 237th St.) – ½ mile east on 237th St.; the NE corner of Farm #3 is at the Jct. of 237th St. & 445th Ave.  Legal Desc.: NE¼ of Sec. 33, T. 106N.,54W., Winfred Twp., Lake Co., SD.

Farm #3 is bordered on the north by 237th St. and on the east by 445th Ave.  This +/-160 acre parcel of land will be offered an individual parcel or in combinations of FARMS #3 & #4 – 240 Acres or FARMS #3, #4 & #5 – +/-318.47 Acres.  This is an unimproved parcel of land with a mixture of cropland and pasture, which would make an excellent addition to a farm-livestock operation.   From a review of the FSA aerial photo it appears that this +/-160 acre farm has approx. 63.25 acres of cropland on the north portion, with the remainder in pasture, although there is a +/-16.50 acre area in the southwest corner of the farm which has had a tillable history.  Livestock water in the pasture is provided by a large dugout.  The perimeter of the pasture appears to have very good 5 barbed wire fencing.  FSA has this parcel combined as part of FSA Farm #5094 which consists of a 630.49 acre farming unit with other land owned by the Gatzke family, with all of the land in this operating unit enrolled under the ARC County Election for corn and soybeans in the USDA farm program.  The topography of the cropland is generally level to gently rolling to rolling and the pasture is generally hilly.  According to information obtained from the Lake Co. Assessor this farm has an Overall Soil Rating of .543; comparatively, information obtained from Surety Agri-Data Inc. indicates this farm has a weighted productivity index of a 64.3. Certain lowland areas within this parcel in the N ½ NE ¼ of Sec. 33 are subject to a US Fish & Wildlife Waterfowl Production Easement, which prohibits, filling, burning, draining within the wetland areas, but does not prohibit or restrict cropping, grazing or haying. The 2020 RE taxes payable in 2021 on this land were $2,512.74. 

FARM #4: 80 Acres – Located from Farms #1 & #2 (Jct. of 444th Ave. & 237th St.) – 1 mile east on 237th St., 1 mile south on 445th Ave and ¼ mile west on 238th St.  Legal Desc.: W½ SE ¼ of Sec. 33, T. 106N., R. 54W., Winfred Twp., Lake Co., SD.

Farm #4 is an inside 80 with a very high percentage tillable and is bordered on the south by 238th St.  This +/-80 acre parcel of land will be offered as an individual parcel or in combinations as Farms #3 & #4 – +/-240 Acres, Farms #4 & #5 – 158.47 Acres of High Percentage Tillable Land or Farms #3, #4 & #5 – +/-318.47 Acres.  Farm #4 is an unimproved parcel of land with an extremely high percentage tillable, as from a review of the FSA aerial photo, it appears this farm has approx. 79.95 acres of cropland.  FSA has this parcel combined as part of FSA Farm #5094 which consists of a 630.49 acre farming unit with other land owned by the Gatzke family, with all of the land in this operating unit enrolled under the ARC County Election for corn and soybeans in the USDA farm program.  The topography of this farm is generally gently rolling to rolling.  According to information obtained from the Lake Co. Assessor this farm has an Overall Soil Rating of .637; comparatively, information obtained from Surety Agri-Data Inc. indicates this farm has a weighted productivity index of a 72.1. The 2020 RE taxes payable in 2021 on this land were $1,469.96. 

FARM #5: +/-78.47 Acres of Clarno Twp., Lake Co., SD Land – Located from Farms #1 & #2 (Jct. of 444th Ave. & 237th St.) – 1 mile east on 237th St., 1 mile south on 445th Ave and ¼ mile west on 238th St. – directly south of Farm #4 – Legal Desc.: The W½ NE¼ of Sec. 4, T. 105N., R. 54W., Lake Co., SD.

Farm #4 is an inside +/-78.47 acre parcel of land with a very high percentage tillable and is bordered on the north by 238th St.  This +/-78.47 acre parcel of land will be offered as an individual parcel, or in combination with FARMS #4 & #5 – 158.47 Acres with High Percentage Tillable or as FARMS #3, #4 & #5 – +/-318.47 Acres.  This farm is an inside 80 acre parcel of land with a very high percentage tillable bordered on the north by 238th Street, with the non-tillable acres comprised of a small drainageway and road. From a review of the FSA aerial photo of this property it appears the cropland acres may be slightly overstated as the map indicates this farm has approx. 80.37 acres of cropland, as the county records indicate that this farm has approx. 78.47 taxable acres.  FSA has this parcel combined as part of FSA Farm #5094 which consists of a 630.49 acre farming unit with other land owned by the Gatzke family, with all of the land in this operating unit enrolled under the ARC County Election for corn and soybeans in the USDA farm program.  The general topography of this farm is level to gently rolling.   According to information obtained from the Lake Co. Assessor this farm has an Overall Soil Rating of .742; comparatively, information obtained from Surety Agri-Data Inc. indicates this farm has a weighted productivity index of a 80.5. The 2020 RE taxes payable in 2021 on this land were $1,652.26. 

GENERAL INFORMATION PERTAINING TO FARMS #1 THROUGH #5:  According to FSA information these farms are combined into one operating unit as Tract #1912 of Farm 5094, which together FSA indicates has approx. 630.49 Acres of Farmland with 493.97 Acres of Cropland, with FSA Total Base Acres of 462.42 Acres with a 232.14 Acre Corn Base with a 150 Bu. PLC Yield and a 230.28 Acre Soybean Base with a 46 Bu. PLC Yield.  Reallocations of Base Acres will be in Accordance with an FSA Reconstitution Subsequent to the Sale of this Property and Will be Subject to County Committee Approval. 

FARM #6: +/-151.23 Acres of Farmington Twp., Lake Co., SD Land – Located from the Jct. of Hwy. #34 & #81 in Madison, SD (Pizza Ranch Corner) – 4 miles west on Hwy. #34 and 1 mile north on 449th Ave.; or from Junius, SD – 1 mile east on Hwy. #34 and 1 mile north on 449th Ave. – LEGAL DESC:  The SW¼, Exc. Westall Add’n., in Sec. 32, T. 107N., R. 53W., Lake Co., SD.

This +/-151.23 acre parcel of land will be offered as a stand-alone individual parcel and will not be included in any combinations of parcels.  This farm has a relatively high percentage tillable, productive soils and is situated in a very good agricultural area of Lake County, SD, that would make an excellent addition to an area farming operation or investment.  This parcel of land has approximately 151.23 taxable acres and according to FSA information this farm has approx. 146.26 acres of cropland with a 68.71 acre corn base with a 150 bu. PLC yield and a 68.71 acre soybean base with a 46 bu. PLC yield and is enrolled under the ARC County Election for corn and soybeans of the USDA farm program.  The non-tillable acres consist primarily of roads. The general topography of this farm is gently rolling to rolling.  According to information obtained from the Lake Co. Assessor this farm has a respectable Overall Soil Rating of .827; information from Surety Agri-Data Inc. indicates this farm has a weighted productivity index of an 83.5. The 2020 RE taxes payable in 2021 on this land were $3,662.48.

TERMS: Cash – A 10% nonrefundable earnest money payment sale day with the balance on or before Dec. 30, 2021, with full possession for the 2022 crop year.  Marketable Title will be conveyed and an Owner’s Title Insurance Policy will be provided with the cost divided 50-50 between the buyer & seller.  Title Company Closing Fees, if any will be divided 50-50.  This property is being sold based on the acres as stated on the county tax records, with acres understood to be more or less.  All of the 2020 RE taxes payable in 2021, as well as all of the 2021 RE taxes payable in 2022 will be paid by the sellers.  The seller does not warranty or guarantee that existing fences lie on the true & correct boundary and new fencing, if any, will be the responsibility of the purchaser pursuant to SD law.
