+/- 248 Surveyed Acres of Well Located Eden Township, Pipestone County, MN Land – This Property Includes a Mixture of Productive Cropland & Pasture   

Due to the multi-fractioned ownership in this land the Heirs of William & Phyllis Drew will offer the following real property at public auction “On Site” at FARM #1 – Located from Jasper, MN Jct. of Hwy. #23 & 1st Ave.) ¼ mile west and ¾ mile north on 30th Ave. (Co, Hwy. #19); or from Pipestone, MN – 6 miles south on Hwy. #23 to Ihlen, MN, then 1 ¾ miles west on 41st St. (Co. Hwy. #2) and 3 ¼ miles south on 30th Ave. (Co. Hwy. #13).

AUCTIONEERS NOTE:    If you are in the market for a parcel or parcels of Pipestone County, MN Land as an addition to an area crop-livestock operation, then make plans to inspect this property and be in attendance at this auction.  This auction includes scenic parcels of land with a mixture of productive cropland and pasture with both farms having great locations near Jasper, MN, with both parcels lying adjacent to hard surfaced highways.   Especially noteworthy is the fact that both of these farms had a substantial amount of drain tile installed by Evans Farm Drainage – as Farm #1 had over 24,900’ of tile installed in 2019 and on Farm #2 had over 4,900’ of tile installed in 2013 and over 3,900’ installed in 2015.    **Note – On FARM #1 – The Acreage Site & Some Adjacent Land in the northwest portion of the farm and the former gravel pit and some recreational land on the south end of the farm are not included with the portion being sold. as FARM #1 lies on the west side of Hwy. #23 between the RR and 30th Ave. and FARM #2 lies east of Hwy. #23 and between Hwy. #23 & 40th Ave.  Each of these Farms will be offered as individual parcels and will not be combined.

FARM #1 – +/-126 Estimated Acres with Actual Acres Sold to be in Accordance with Surveyed Acres – This parcel has a high percentage tillable, as the farmstead and southernmost sector of the farm comprised of an abandoned gravel pit and recreational land is not included.  Actual FSA information is unavailable, as a few acres of the cropland are within the boundaries of the surveyed portion being retained by a family member, although at present the FSA aerial photo indicates that FARM #1 has approx. 109.80 acres of cropland, which may in fact be slightly overstated subsequent to the survey. The non-tillable acres in the portion being sold are comprised primarily of waterway, drainage and roads.  According to tile maps provided by Evans Farm Drainage Farm #1 had a total of +24,900 ft. of drain tile installed in 2019, comprised of approx. 19,750’ of 5” tile, 2,820’ of 6” tile, 1,579’ of 8” tile and 770’ of 10” tile.  According to measurements and soils information obtained from Surety Agri Data, it appears that the portion being offered for sale has a very good Productivity Index/Soil Rating of 94.4.  The general topography of this land is gently rolling to rolling.  Farm #1 is a parcel of land that would serve as an excellent addition to an area row crop farming operation or as an investment.

General Legal Description – All that portion lying west of Hwy. #23 & West of the RR ROW, in the N ½ of Sec. 32, T. 105N., R. 46W., less the surveyed exceptions, (Eden Twp.), Pipestone Co., MN – Actual Legal Desc. and Acres Being Sold to be Determined by Survey.

FARM #2 – +/-122 Estimated Acres – with Actual Acres Sold to be in Accordance with Surveyed Acres – Located from Jasper, MN  (Jct, of Hwy. #23 & 41st St.) – ½ mile north on Hwy. #23

ATTENTION CROP & LIVESTOCK PRODUCERS – This is an attractive parcel of land which is rather scenic that would make an extremely nice addition to a cattle operation and/or diversified crop-livestock operation.  This is a well located parcel of land that is bordered on the west by Hwy. #23 and on the east by 40th Ave. According to tile maps provided by Evans Farm Drainage Farm #2 had over 8,800 ft. of drain tile installed in this land, with approx. 4,900’ of 5” & 6” tile installed in 2013 and over 3,900’ installed in 2015.  Actual FSA information is unavailable, as this parcel is combined with the other Drew Family land included in Farm #1 which lies west of Hwy. #23, although from a review of the FSA aerial photo it appears that FARM #2 has a total of approx. 61.15 acres of cropland, lying within 4 fields identified on the FSA map consisting of 18.68 acres, 21.03 acres, 12.16 acres and 9.28 acres respectively with the general topography of the cropland ranging from level to gently rolling ; the remainder of the farm is being comprised of and utilized as pasture and has a gently rolling to somewhat hilly topography and is primarily native grass pasture and is traversed by Split Rock Creek which is a source of livestock water. The fencing around the pasture appears to be primarily barbed wire & electric fencing.  According to measurements and soils information obtained from Surety Agri- Data, it appears that the portion being offered for sale has a Productivity Index/Soil Rating of 62.5.

General Legal Description – All that portion lying east of Hwy. #23 in the N½ of  Sec. 32, T. 105N., R. 46W., less the surveyed exceptions, (Eden Twp.), Pipestone Co., MN – Actual Legal Desc. and Acres Being Sold to be Determined by Survey..

GENERAL INFORMATION PERTAINING TO BOTH FARM #1 & #2:  The total real estate tax amount on this property for the RE taxes payable in 2021 – which is inclusive of a total of 303.65 acres and including some acres that are not included with the portion being sold were as follows – 116.03 Acres – $2,412.00, 33.99 Acres – $606.00, 80 Acres – $2,534.00 & 73.63 Acres – $1,226.00 or a combined total amount of $6,778.00.  Also, FSA information on this land prior to any deductions for the portions being retained by the family and for the property in its entirety stated that the Drew property had a total of 302.57 acres of Farmland with 180.07 acres of cropland and had a total of 164.90 base acres which included an 89.60 acre corn base with a 160 bu. PLC yield, a 73.10 acre soybean base with a 48 bu. PLC yield and a 2.2 acre oats base with a 61 bu. PLC yield.

TERMS: Cash – A 10% nonrefundable earnest money payment sale day & the balance on or before Dec. 28, 2021, with possession.   Marketable Title will be conveyed and abstracts of title continued to date will be provided to the buyer for examination prior to closing.   All of the RE taxes payable in 2021 will be paid by the sellers with the buyer(s) to be responsible for payment of all of the RE taxes due & payable in 2022.  The sellers do not warranty or guarantee that existing fences lie on the true boundary and any new fencing, if any, will be the responsibility of the purchaser pursuant to MN statutes.
