AUCTIONEER’S NOTE: We are pleased to offer this high caliber farm at public auction on behalf of the Heirs of Robert & Betty DeSchepper. Due to the multi-fractioned ownership and the family members have made the difficult decision to offer this property which has been in the DeSchepper Family for over 100 years with ownership dating back to the date of purchase in 1917. This Property Will be Offered in Multiple Individual Parcels, Combinations of Parcels or as a Whole – Parcels #1A & 1B – +/-112.84 Acres – Comprised of all the Land east of 50th Ave. & west of the Farmstead; Parcel #2 – +/-141.33 Acres – All the DeSchepper owned land – east and northeast of the farmstead and west of 60th Ave.; or as Parcels #1A & 1B and Parcel #2 Combined –The +/-254.17 Acres Combine Unit. (Note the Existing Driveway is being retained as a part of the farmstead – with a 75’ access easement at the west end of the driveway for farm field access; additionally, there will be an access easement at the NW corner of the farmstead to provide access from Parcel #1A to Parcel #2.
This +/- 254.17 acre parcel of land will be offered as multiple parcels or as a whole. This land is located in an excellent agricultural area in Eden Township in southern Pipestone County and within ½ mile of the Rock County line and Rose Dell Township. This land has some excellent soils as according to the Pipestone County Assessor this farm has a CER on the +/- 148.97 acres in the SW¼ of 55.38 and on the portion in the S½ NE¼ & N½ SE¼ of 66.53; comparatively information obtained from Surety Agri-Data indicates this land as a whole has an extremely high weighted soil rating on the property on the portions being sold of a 94.5; or on Parcels #1A & #1B – a 96.5 or on Parcel #2 a 92.9, with the predominate soils on the crop acres comprised of primarily Class I & II soils. The general topography of this land is gently rolling to rolling. The farmability of this land has been enhanced by the installation of a significant amount of drain tile at various times, although the exact footage and location of all of the tile is unknown on some of the earlier installed tile, but maps on some of the later tile are available based on documentation provided by the owners. According to FSA information this farm as a whole prior to the division and breakout of the acreage (which include little, if any cropland), had approximately 233.32 acres of cropland with an FSA 111.5 acre corn base with a 151 bu. PLC yield and a 112.0 acre soybean base with a 46. bu. PLC yield and has previously been enrolled under the ARC County Election of the USDA farm program for Corn & Soybeans. The non-tillable acres consist of approx. 12.12 acres of hayland on Parcel #2, with the remainder being waterways and roads on Parcels #1A, #1B & #2. The combined total Non-Homestead RE taxes payable in 2023 on this land in its entirety (which included the farmstead not being sold) were $6,152.00 on 196.73 acres and $3,310.00 on 80 acres for a combined total amount of $9,462.00 (approx. $30.55 per acre. TERMS: Cash – A 10% nonrefundable earnest money payment on the day of the sale and the balance on or before Jan. 5, 2024, but not prior to Jan. 1, 2024, with full possession for the 2024 crop year and Fall Tillage Privileges subsequent to the harvest of the 2023 standing crops. Marketable Title will be conveyed and abstracts of title continued to date will be provided to the buyer for examination prior to closing. All of the RE taxes payable in 2023 will be paid by the sellers with the buyer(s) to be responsible for payment of all of the RE taxes due & payable in 2024.
