This auction presents an opportunity to purchase land that has been owned by the Dailey Family for over 60 years, thus this auction presents an opportunity of a lifetime to purchase this land. This auction includes choice land with superb soils located in one of the most highly regarded agricultural areas of Eastern SD. This land will be sold subject to a 2022 Farm Lease. Purchaser will receive landlord’s possession for the 2022 crop year subject to the tenant’s rights to harvest the 2022 crops. The Purchaser shall receive a seller enhanced rental credit of $300.00 per acre on +/-122.87 acres of cropland or a total of $36,861.00 and $2,000.00 on the hayland/grassland acres for a Combined Total Payment of $38,861.00.
The land being offered for sale on this auction consists of a parcel of land with a mixture of high caliber cropland and some acres of hayland and drainage. This farm is inclusive of choice high quality cropland with some extremely high caliber soils. This land will be offered as a +/-154.45 Acre Unit (Please note the acreage site situated in this parcel is excluded and is not part of the property being offered for sale). According to FSA information this farm has approximately 154 acres of Farmland with 104.9 Cropland Acres, however after the recent installation of 21,727’ of 4, 5, 6, & 8” tile in 2018 there is now +/-122.87 acres of cropland according to updated FSA information, with an FSA 58.0 acre corn base with a 145 Bu. PLC yield & a 43.2 acre soybean base with a 42 Bu. PLC yield. The non-tillable acres are comprised of grassland/pasture, creek, ditches & roads. The primary soils on this parcel consist class I & II soils with 58.7% of Moody Moody-Trent Complex, 10.4% of Wakonda-Chancellor Complex, & 7.8% Moody Silty Clay Loam with some lower class soils in the grassland/lowland areas. According to information obtained from Surety AgriData, Inc., this parcel has a weighted average Productivity Index of a 79.2. Comparatively, Moody County Assessor’s information indicates that this parcel has a soil rating of a .888 with both indicating that this is a productive parcel of land with some choice soils. The 2021 taxes payable in 2022 on this land are $4,778.26, although these taxes reflect the total amount with the acreage site included.
