We will offer the following real property at auction “On Site” at the land located from the southeast corner of Carthage, SD (Jct. of 425th Ave. & 222nd St.) – ¾ mile west on 222nd St. to the Acreage Site at 801 Town Road West, Carthage, SD.

This auction presents a great opportunity to purchase as many as 4 individual parcels, combinations of parcels or the property in its entirety as a +/-600.12 acre unit – all parcels have been surveyed.   This property will have parcels adaptable for row crop use, pasture and hunting & recreational utilization’s.  This land is situated in an excellent agricultural & hunting area of Miner County, SD.  This property has a combination of income and recreational amenities not commonly found in the marketplace. 

This property will be offered individually as PARCEL #1 – The +/-78.71 Acres being primarily cropland; PARCEL #2 – the +/-105.83 Acres with a cropland history currently being utilized as pasture; PARCEL #3 – +/-129.46 acres currently being utilized as cropland and PARCEL #4 – +/- 286.12 acres being mostly pasture w/+/-72 acres of cropland and in Combinations as Parcel #1 & #2 (+/- 184.54 Acres), Parcel #2 & #3 (+/- 235.29 Acres);  Parcels #3 & #4 (+/- 415.58 Acres); Parcels #2, #3 & #4 – +/- 521.41 Acres; or as Parcels #1, #2, #3 & 4 – +/- 600.12 Acres in its Entirety as a Combined Unit.

This property as a whole consists of a total of +/-600.12 surveyed acres. According to FSA information this farm as a unit has approx. 376.8 acres considered as cropland and of that amount approx. 273.78 acres has recently been under cultivation and utilized as row crop cropland and the remainder of the land considered as cropland by FSA is presently being utilized as pasture; with a 121.1 acre corn base with a 108 bu. PLC yield and a 111.3 acre soybean base with a 40 bu. PLC yield and has been enrolled under the ARC County Election of the USDA farm program. The current non-tillable acres on this farm are comprised of a sizeable +/-225 acre pasture which is meandered by Red Stone Creek and a second +/-103 acre pasture which potentially could be converted to row crop use.  Areas of this property provide a haven for deer, pheasants, waterfowl and other wildlife, which accentuates the hunting and recreational potential of this property.  According to the Miner Co. Assessor the soil ratings on the portions in Carthage Twp. on 36.65 acres (Co. Parcel #3459) in the NW¼ were .511 and on a 155.09 acre (Co.  Parcel #2809) in the SW¼ were .544 and in Red Stone Twp. on a 160 acres (Co. Parcel #2961) in the SE¼ were .591 and on a 160 acres (Co. Parcel #2958) in the NE¼ was a .471; comparatively info. obtained from Surety Agri-Data, Inc. indicates that this parcel as a whole has a productivity index of 44.8.  The general topography of the cropland on this farm is level to gently rolling and the pasture is rather undulating.  According to US Fish & Wildlife there are no existing wetland or grassland easements on this property.  The total 2022 RE taxes payable in 2023 on the property in its’ entirety which was inclusive of the +/- 13.58 acre farmstead which is not part of the portion being sold were $8,369.12.  If you are in the market for a parcel of land with both income and recreational amenities, then make plans to inspect this property and be in attendance at this auction.

R. 57W., including section line, and exc. 1 acre deeded for Hwy. purposes, and further excluding a parcel inclusive of the farmstead to be described as Tr. 1 of Clites Add’n. (containing 13.58 Acres M/L) in the W ½ of Sec. 18, T. 108N., R. 58W., all in Miner County, SD – containing +/-600.12 acres M/L according to the recent survey thereof.
