ATTENTION CROP-LIVESTOCK OPERATORS – This auction presents a great opportunity to purchase a well located stock farm situated in a prominent crop and livestock area of Moody County, SD, situated east of Flandreau, SD. This parcel of land is inclusive of a mixture of cropland acres currently being utilized as hayland and pasture. According to a recent survey of the property this parcel of land consists of a total of 132.82 acres which is a rather sheltered and secluded tract of land well suited for use in conjunction with a cow-calf operation, while also presenting some attractive hunting and recreational attributes. According to FSA information this farm has a total of approx. 52.87 acres indicated as cropland, although at present none of the cropland is being utilized for row crops and is being utilized as hayland & grassland, subsequently there are no established FSA yields or bases; the remainder of the farm is being utilized as pasture. Water for livestock is provided by a combination of springs and Flandreau Creek which traverses the pastureland. The cropland areas appear to tame grass. Assessor as a 120 acre parcel in Sec. 19 inclusive of the bldg. site has a soil rating of .683 and the 40 acre parcel in Sec. 24 has a soil rating of .759, comparatively information obtained from Surety Agri-Data, Inc. indicates that this parcel of land has a weighted average productivity index of 45.2. The total 2016 RE taxes payable in 2017 on this property as a 160 acre parcel inclusive of the bldg. site and some acres not included with the land being sold were $2,850.06 or approx. $17.80 per acre. TERMS: Cash – A 10% non-refundable downpayment on the day of the sale and the balance on a short term installment sale with an add’l. 40% on Dec. 28, 2017 with possession and the remaining 50% on Jan. 3, 2018.
