Parcel 1 consist of +/-180.73 Surveyed Acres. This land consists of a mixture of productive cropland, grassland acres, trees & acres lying within Rock River. According to information from Surety Agridata Inc., this parcel has a weighted average productivity index of a 64.6, however over 75% of this land consists of Class I & II soils with the primary soil types being Spillco silt loam & Havelock clay loam with lower class soils in the acres encompassed by Rock River & other lowland acres. According to FSA information this farm has approx. 18.99 acres of cropland, with the non-tillable acres comprised waterway, acres encompassed by Rock River, trees, and roads. TERMS: – A 10% non-refundable down payment sale day and the balance on or before December 16, 2022, with possession of the land subsequent to the harvest of the 2022 crops & Fall Corn Stalk Baling. Marketable Title will be conveyed and at the seller’s option either abstracts of title or title insurance will be prepared and continued at the expense of the sellers and provided to the buyer for examination prior to closing. If title insurance is provided the cost will be divided 50-50 between the buyer and seller.
