This land will be offered in two individual parcels or as a combined unit. This land has superb soils and has been maintained in an excellent state of cultivation and has been operated in a husbandry manner implementing soil conservation practices with terracing, grassed waterways and drain tile in sectors of the farm. This land is located in a prominent agricultural area of Pipestone County, MN and is conveniently located within eyeshot of the Cargill Grain Terminal and other area grain markets with excellent highway frontage and highway access to two major highways being between both Hwy. #75 & Hwy. #23 and lying adjacent to Co. FARM #1 consists of +/-148.95 Acres of Choice High Quality Productive Cropland with an Relatively High Percentage Tillable & Superb Soils. According to FSA information this farm is stated to contain has approx. 117.56 acres of farmland with approx. 114.55 acres of cropland with a 42.56 acre corn base with a 146 bu. PLC yield and an 42.64 acre soybean base with a 43 bu. PLC yield and is presently enrolled under the ARC County Election of the USDA farm program for corn & soybeans. This land has some excellent soils as according to the Pipestone County Assessor this farm has a CER on the south 80 acres of 67.85 and on the north 40 acres of 71.2 and comparatively information obtained from Surety Agri-Data indicates this land as a whole has a very high weighted soil rating of 993.9, with the predominate soils comprised of primarily Class I & II soils. This farm has very good eye appeal and has a gently rolling to rolling topography and high quality soils. The total Homestead RE Taxes payable in 2022 on the 40 Acres were $1,332.00 on the 80 acres were $2,448.00.
TERMS: Cash – A 10% nonrefundable earnest money payment sale day and the balance on or before Nov. 30, 2022, with full possession subsequent to the harvest of the 2022 standing crops and the existing tenants rights to remove corn stalks and/or bean straw in accordance with mutual agreements between the parties and the existing farm lease. Marketable Title will be conveyed and abstracts of title continued to date will be provided to the buyer for examination prior to closing. The closing agent’s fee (O’Neill & Barduson Law) to be divided 50-50 between buyer & seller.
