PLC yield and is enrolled under the ARC Individual Election for corn and soybeans in the USDA farm program.  According to information obtained from the Douglas Co. Assessor this farm has a respectable Overall Soil Rating of .742; comparatively, information obtained from Surety Agri-Data Inc. indicates this farm has a weighted productivity index of 75.1.  This land is sold subject to an existing cash lease for 2022, with the new buyer to receive $175.00 per acre on 147.80 acres for a total of $25,865.00 which will be credited to the buyer at closing.  The 2021 RE taxes payable in 2022 on this land are $2,906.68.

TERMS:  Cash – A 10% non-refundable earnest money payment on the day of the sale and the balance on or before May 20, 2022 with landlord’s possession subject to the existing farm leases in place for the 2022 crop year, although in accordance with the leases purchasers may be allowed Fall possession for tillage subsequent to the harvest of the 2022 crops, although the lessee’s shall have ownership and rights to harvest said crops after the expiration of the lease, in the event that weather or other conditions should hinder the harvest of those crops. The total amount of the 2022 cash rents will be credited to the buyer at closing.
