This farm consists of a choice parcel of farmland which has a high percentage tillable and some excellent productive soils which has been maintained in an excellent state of cultivation. According to FSA information this +158.75 acre farm has approximately 145.66 acres of cropland, with the non-tillable acres comprised of a +/-2.96 acre tree grove, grassed waterway and roads; this farm is presently combined with an adjacent quarter owned by the Appeldorn’s, which together has a 125.37 acre corn baseand a 162.83 acre soybean base – which when divided based on a cropland ratio division and estimating that approx. 50.45% of the cropland and base acres are attributable to this parcel of land it is estimated that this farm may have an approximate projected corn base of 63.25 acres with a 158 bu.
