LEGAL DESC.:  The NW¼ of Sec. 3, T. 105N., R. 49W., (Enterprise Twp.), Moody County, SD.  Located at 23834 475th Ave, Trent, SD; located from Trent, SD – 2 miles west on 240th St. and 1½ miles north on 475th Ave.; from the Trent Exit #104 on I-29 – 1½ miles east on 240th St., 2 miles north on 474th Ave. (Hwy. #115/Old Hwy. #77) and 1 east on 238th St. to the NW Corner of the land; or from Dell Rapids, SD – 7 miles north on Hwy. #115 and 1 mile east on 238th St.

According to information obtained from Surety Agri-data Inc., this parcel has a Productivity Index of a 74.7; comparatively, Moody County Assessor’s information indicates that this parcel has a soil rating of a .776; with both indicating that this farm has some very productive soils in the majority of the cropland, especially in the north two-thirds of the farm with soil ratings in the 80’s and 90’s.  The lower one-third of the farm has lower quality soils in the cropland, areas previously excavated for gravel and the pasture.  According to the Pers. Located from the Trent, SD Exit #104 on I-29 – 2 ½ miles west on 240th St., then 1 mile south on 470th Ave., 4 miles west on 241st St. and 1 mile north on 466th Ave. to the NE Corner of the Land at the Jct. of 466th Ave. & 240th St.; or from Chester, SD – 2 miles east on 241st St. and ½ mile north on 466th Ave. to the SW corner of the land.

The farm consists of a total of 151.58 acres unimproved which excludes an acreage previously sold off of this farm.  According to FSA information this farm has approximately 137.08 acres of cropland with an FSA 61.67 acre corn base with a 153 bu. PLC yield and a 72.10 acre soybean base with a 42 bu. PLC yield, with the non-tillable acres are comprised of combination of approx. 11.07 acres of grassland along a tributary of N. Buffalo Creek located in the SE portion of the farm and road.  The general topography of this land is gently rolling to rolling. According to information obtained from Surety Agri-data Inc., this parcel has a Productivity Index of a 76.6; comparatively, Lake County Assessor’s information indicates that this parcel has a soil rating of a .755; with both indicating that this is farm has some productive soils on the cropland acres.
