This auction presents a great opportunity to purchase 3 individual parcels, combinations of parcels or the property in its entirety as a +/-306.91 acre unit – all parcels have been surveyed. This property will have parcels adaptable for row crop use, hunting/recreational use and or recreational/livestock use. This land is situated in an excellent agricultural & hunting area of Kingsbury County, SD. This land being inclusive of a mixture of productive cropland, along with acres of grassland, slough/lowland & hunting habitat makes this a desirable recreational property providing a combination of income and recreational amenities not commonly found in the marketplace.
This property will be offered individually as PARCEL #1 – The West +/-130.18 Acres of Predominately Cropland; PARCEL #2 – +/-114.9 Acres of Predominately Pasture, Grassland, Slough, Hunting & Recreational Land – Running from the North Central Sector of the Farm South and Southeasterly to the Southeastern Portion of the Farm and PARCEL #3 – +/-61.83 Acres of Primarily Cropland situated in generally the N½ NE¼; and in Combinations as Parcel #1 & #2 (+/-245.08 acres), Parcel #2 & #3 (+/-176.73 acres) or as Parcels #1, #2 & #3 – +/-306.91 acres in its Entirety as a Combined Unit.
This property as a whole consists of a total of +/-306.91 surveyed acres. According to FSA information this farm as a unit has approx. 310.72 acres of farmland with approx. 197.39 acres of cropland with a 68.20 acre corn base with a 133 bu. PLC yield, a 74.50 acre wheat base with a 26 bu. PLC yield and a 25.30 acre soybean base with a 39 bu. PLC yield and is enrolled under the ARC County Election of the USDA farm program. The non-tillable acres on this farm are comprised of some lowland slough acres, grassland/pasture, drainage and roads.
