+/-279.50 Acres of High Quality Well Fenced Native & Tame Grass Pasture – The land is located from the Summit/Milbank/Aberdeen Exit #207 on I-29 – Approx. 4 ½ miles west on US Hwy. #12 to Lohre Road, then 6 miles north on Lohre Rd to 136th St., then ½ mile east on 136th St. to the SW corner of the land; or from Enemy Swim, SD – 6 ½ miles east, 1 mile south on Lohre Rd. and ½ mile east on 136th St.
This auction presents an excellent opportunity to purchase land comprised of predominately high quality native grass pasture with excellent fencing. This land is located in a highly regarded crop-livestock area of eastern Roberts County, SD. This auction presents the opportunity to purchase a desirable parcel of contiguous grassland containing approximately +/-279.50 deeded acres; also presently there is also an adjacent 40 acre parcel of grassland that is leased from the Bureau of Indian Affairs – thus with the combination of the deeded and leased acres, this property has been operated as a +/-319.50 acre grazing unit. This is a well located parcel of land located within ½ mile of Lohre Road and is bordered on the south and east by township gravel roads and is situated within 11 miles of the Summit Exit on I-29 and is uniquely situated between Owl Lake and Hurricane Lake, which affords some hunting opportunities for deer and waterfowl. This is a well-managed tract of unpunished grassland that is cross fenced to accommodate a rotational grazing program implemented by the current owner with three pastures on the +/-279.50 acres of deeded land and a 4th pasture with the adjacent leased 40 acres, thus allowing for best management of the grass and a heightened carrying capacity. TERMS: Cash – A 10% nonrefundable downpayment on the day of the sale and the balance on or before January 29, 2020 with full possession. A Warranty Deed will be conveyed and Owner’s Title Insurance provided with the cost divided 50-50 between the buyer & seller, also a Title Company Closing Fee, if any, will be divided 50-50.
