TRACT #1 – 640 ACRES:  All of Sec. 16, 105-74 (Rex Twp.), Lyman Co., SD – 640 Acres of Improved Pasture, 4 Pastures, WRLJ Rural Water, (Interior Fencing & Water Developed for Rotational Grazing)

This is a highly productive and efficient summer grazing unit of improved pasture.  New perimeter fencing on the East, South and West boundaries.  Interior cross fencing divides the tract into four separate pastures allowing for rotational grazing, 3 water tanks with water provided by WRLJ Rural Water servicing all four pastures.  3,958′ of 1 1/4 water line, 3- 1,500 gal. stock tanks and 10,564′ of 4 strand, barbed wire interior fence (all new since 2014).  Two stock dams also provide livestock water.

This is a combination tract consisting of 269.45 acres of cropland with the balance of the acreage utilized as grazing land.  Recently replaced perimeter fencing on the north, east and south boundaries.  Interior fencing separates the cropland from the grazing land allowing for summer grazing and fall grazing of crop residue, livestock water provided by a stock dam supplemented by natural flow of an older flowing well.

TRACT #3 – 307.49 Acres:  SE1/4, less 5 acres RD,  S1/2 N1/2, less 1.45 acres RY, S1/2 NE1/4 less 6.06 acres RY, 9-105-76 (Earling Twp.), Lyman Co., SD – 307.49 Acres.  150.39 Acres of Cropland and 35.11 Acres of CRP, balance in Grazing Land, (WRLJ Rural Water, Excellent Hunting Opportunity on Medicine Creek)

35.11 acres are presently enrolled in the Conservation Reserve Program through 9/30/2021 at an annual rental rate of $1,384.00.  This CRP contract will be assigned to the Buyer with no proration of the 2018/2019 payment – 150.39 acres are Effective Farmland per FSA records with the balance of the acreage utilized as grazing land.  WRLJ Rural Water presently serves one hydrant/tank location.  The South Dakota owned Mitchell to Rapid City (MRC) Rail line passes through this tract from west to east.  A vehicle approach allows for vehicle travel over the railway.  A livestock pass under is also provided.  This tract also offers an excellent opportunity for the hunting enthusiast to acquire a property located on Medicine Creek.  Medicine Creek meanders through this tract offering excellent natural habitat and shelter for wildlife to include pheasants, grouse, deer and turkey.

101.44 acres of quality cropland presently seeded to Wesley Winter Wheat for harvest in 2019.  The seeded Winter Wheat Crop “IS INCLUDED” with the sale of this tract along with an Assignment of Indemnity to the buyer (with premium payment obligation) of Seller’s current crop insurance coverage.  Coverage is provided by Rain & Hail Insurance Company providing for a 33.2 bushel acre guarantee which amounts to $193.89 per acre coverage or a total unit coverage guarantee of $19,606.00.  The premium due on this unit will be $1,526.00.  Additionally, 21.77 acres of this tract are presently enrolled in the Conservation Reserve Program through 9/30/2020 at an annual rental rate of $756.00.  The CRP Contract will be assigned to the Buyer with no proration of the 2018/2019 payment.  This tract is another great opportunity for the hunting enthusiast being located within a highly regarded Pheasant hunting area of Lyman County, SD in the area of the well known Fate Dam/SD Game, Fish and Parks Game Production Area.
