TRACT #1 – 640 ACRES: All of Sec. 16, 105-74 (Rex Twp.), Lyman Co., SD – 640 Acres of Improved Pasture, 4 Pastures, WRLJ Rural Water, (Interior Fencing & Water Developed for Rotational Grazing)
This is a highly productive and efficient summer grazing unit of improved pasture. New perimeter fencing on the East, South and West boundaries. Interior cross fencing divides the tract into four separate pastures allowing for rotational grazing, 3 water tanks with water provided by WRLJ Rural Water servicing all four pastures. 3,958′ of 1 1/4 water line, 3- 1,500 gal. stock tanks and 10,564′ of 4 strand, barbed wire interior fence (all new since 2014). This is a combination tract consisting of 269.45 acres of cropland with the balance of the acreage utilized as grazing land. Recently replaced perimeter fencing on the north, east and south boundaries. Interior fencing separates the cropland from the grazing land allowing for summer grazing and fall grazing of crop residue, livestock water provided by a stock dam supplemented by natural flow of an older flowing well.
