We will offer the following real property at auction with the auction to be held Off Site … in Florence, MN (North of the Park and South of the Former Florence Bar).  The land is located from the Jct. of Hwy’s #23 & #14 at Florence, MN – approx. 1 ¾ miles south on Hwy #23; or from the Local Zip 56170 Convenience Store in Ruthton, MN – approx. 2 ¾ miles NE on MN Hwy. #23; or from Marshall, MN – approx. 17 miles southwest on Hwy. #23 to the Jct. of Hwy’s #23 & 115th St..

This auction presents the opportunity to purchase a desirable parcel of land located in Shelburne Township in southwestern Lyon County, MN, with the west edge of the land lying adjacent to the Lyon-Lincoln County Line.  This land has been in the Olsen family for over 120 years and is being offered at public auction at the direction of the heirs in order to settle the Alda Olsen Estate. This is a unique parcel of land as Hwy. #23 dissects the farm running southwesterly through the farm leaving approximately 2/3rds of the land on the east side and the remaining 1/3rd lying west of Hwy. #23.  The west parcel also has an existing tower site that is part of the deeded acres being sold, although this site is subject to a perpetual easement previously granted.  This property is virtually all tillable with the exception of a small area consisting of approx. 3 acres with remnants of a former farmstead that is situated on the portion east of Hwy. #23, the tower site & roads.  This land has been well farmed and maintained in an excellent state of cultivation with areas of the farm enhanced by the installation of approx. 5,650’ of new drain tile in 2019 and other newer tile in recent years – with a total of approximately 6,950 feet of newer drain tile in the land east of the highway and approx. 1,150‘ of newer drain tile in the land west of the highway, additionally there is some older concrete tile in both parcels that are also a part of the drainage system.  It is noteworthy that according to the previous farm operator this farm has an APH yield for corn of 208 bushels per acre and for soybeans of 52 bushels/acre.  According to FSA information this farm has approx. 99.52 acres of total cropland, with a 51 acre corn base with a 174 bu.
