This auction presents a great opportunity to purchase a productive parcel Moody County SD Land that has been in the Krech family for over 130 years with ownership dating back to 1887 and occupancy since 1878.  This is farm that has high percentage (+/-95%) of productive cropland with a substantial amount of drain tile installed throughout portions of the farm.  According to FSA information this +/-152 acre farm has approx. 145.38 acres of cropland with an FSA 87.7 acre corn base with a 135 bu. PLC yield, a 34.9 acre soybean base with a 36 bu. PLC yield and a 19.5 acre wheat base with a 29 bu. PLC yield, with this farm enrolled under the ARC County election of the USDA farm program.   The nontillable acres consist of a couple of small lowland pockets and roads.  According to the Moody Co. Assessor this parcel has an Overall Soil Rating of .793, similarly info. obtained from Surety Agri Data, Inc. indicates that this farm has an overall productivity index of 80.3.  This property has a level to gently rolling topography, with some low lying areas in the lowland and drainage areas.  There has been a significant amount of drain tile that has been installed in this land, as the total project consisted of approx. 16,340’, with approx. 15,000 ft. of drain tile installed in this farm with the project completed in 2016.  The 2019 RE taxes payable on this property in 2020 are $4,516.20.  This land is located in Jefferson Township of Moody County, SD and near Rutland, SD, which is a highly regarded agricultural area.  This is a farm that could serve as an excellent addition to an area row crop farming operation and/or investment property, that truly must be seen to be fully appreciated.
