This +/-484.77 Acres of Brule County, SD Land will be offered as FARM #1 – +/- 157.77 Acres; FARM #2 – Offered as Tract 2A – +/-167 Acres; Tract 2B – +/-80 Acres or Tracts 2A & 2B Combined – A 247 Acre Unit & FARM #3 – 80 Acres. This property is available for a purchaser to operate or lease in 2021.

This auction features a land that has a relatively high percentage tillable, with some parcels being nearly all tillable, with others having some acres of waterway, trees and other nontillable acreage.  This property is located in a highly regarded hunting area, with this property being inclusive of some areas with habitat conducive to pheasants, waterfowl, deer and other wildlife. FARM #1: +/-157.77 Acres – Legal Desc.: The SW¼ of Sec. 18, T. 105N., R. 67W., (Plummer Twp.), Brule County, SD.

According to FSA information this +/- 157.77 acre farm has approx. 143 acres of cropland, with the nontillable portions comprised of waterway/drainage, a couple of lowland pockets & roads. Presently this land is operated in conjunction with a larger parcel operated by the same operator, thus actual FSA bases yields are not available.  The general topography of this land is gently rolling to rolling.  According to the Brule Co. Assessor this farm has approx. 157.77 acres with a CSR overall soil rating of .679, comparatively information obtained from Surety Agri-Data, Inc. indicates that this farm has a weighted soil rating of 63.8.  The RE taxes payable in 2020 on this property were – $1,533.38.

FARM #2 – Offered as Tract 2A – The East +/-167 Acres; Tract 2B – The West +/-80 Acres or Tracts 2A & 2B Combined – A +/-247 Acre Unit – Legal Desc.: Tr. 2A – +/-167 Acres – The SE¼ of Sec. 13, T. 105N., R. 68W.; Tr 2B – +/-80 Acres – The S½ SE¼ of Sec. 13, T. 105N., R. 68W.; all in Lyon Twp,, Brule County, SD.

According to County Assessor’s information this farm contains a total of 247 acres and FSA information indicates that this land is Tr. 1417 of Farm #1531 which is indicated to have 236 acres of Farm Land with approx. 209.53 acres of cropland with an FSA corn base of 62.64 acres with an 82 bu. PLC yield, a 28.96 acre soybean base with a 31 bu. PLC yield and a 14.48 acre wheat base with a 37 bu. PLC yield,  The nontillable portions of this farm are mostly in the SE¼ and are comprised primarily of waterways/drainage, a small area with a dugout and on the S½ SW¼ nontillable portion is confined primarily to pocket in NW corner.  Areas of Farm #2 may have some areas with gravel deposits. The general topography of this land is gently rolling to rolling, with the area around the dugout, the trees, the swales and waterways provide some areas for wildlife production and hunting opportunities.  Tract #2B – the 80 acre parcel has a high percentage tillable, with the majority of the nontillable acres located within Tract 2A – the 160 acre parcel.  According to the Brule Co. Assessor Tract 2A – the 167 acre parcel has a CSR overall soil rating of .502, and Tract 2B – the 80 acre parcel has a CSR overall soil rating of .596; comparatively information obtained from Surety Agri-Data, Inc. indicates that this farm as a whole has a weighted soil rating of 63.2, with a rating on Tr. 2A of 65.1 and on 2B of 59.8. The RE taxes payable in 2020 on the SE ¼ were $936.78 and on the S ½ SW¼ were – $680.86.

FARM #3 – +/-80 Acres – Legal Desc.: The N½ NW¼ of Sec. 24, T. 105N., R. 68W. (Lyon Twp,), Brule County, SD.

Farm #3 has a very high percentage tillable and excellent eye appeal. According to County Assessor’s information this farm contains a total of 80 acres and FSA information indicates that this land is Tr. 1418 of Farm #1531 which is indicated to have 74.64 acres of Farm Land with approx. 74.64 acres of cropland with an FSA corn base of 23.65 acres with an 82 bu. PLC yield, a 10.93 acre soybean base with a 31 bu. PLC yield and a 5.47 acre wheat base with a 37 bu. PLC yield.  This parcel of land is nearly 100% tillable, with the nontillable portions comprised essentially of roads.  The general topography of this land is gently rolling to rolling.  According to the Brule Co. Assessor this 80 acre parcel a CSR overall soil rating of .663; comparatively information obtained from Surety Agri-Data, Inc. indicates that this farm as a whole has a weighted soil rating of 73. The RE taxes payable in 2020 on this property were – $758.24.

TERMS: Cash – A 10% nonrefundable earnest money payment sale day with the balance on or before December 10, 2020, with full possession March 1, 2020, subsequent to the harvest of the 2020 standing crops and the rights of the current tenant to harvest the 2020 crops in accordance with the 2020 farm lease – the existing tenant plans to graze the cornstalks and with tenants approval the buyer(s) may have the opportunity to fall till the bean ground if it does not impede the fall grazing.   Marketable Title will be conveyed and Owner’s Title Insurance Policies will be provided with the cost divided 50-50 between the buyer & seller.  This property is being sold based on the acres as stated on the county tax records, with acres understood to be more or less.  All of the 2019 RE taxes payable in 2020, as well as all of the 2020 RE taxes payable in 2021 will be paid by the sellers.  The sellers do not warranty or guarantee that existing fences lie on the true & correct boundary and new fencing, if any, will be the responsibility of the purchaser pursuant to SD law.  FSA yields, bases, payments or other info. is estimated and subject to County Committee approval.  Information contained herein is deemed to be correct but is not guaranteed.
