This auction presents the

Terms: Cash- A 10% nonrefundable earnest money down payment day of
sale with the balance due and payable Dec. 22, 2008 with full possession on
final payment with rights of current tenant to harvest 2008 crop, with fall
tillage permitted when crops are harvested. A Warranty Deed will be conveyed
and an owner’s title insurance policy will be provided with the cost of the
policy divided 50-50 between & seller. The 2007 RE taxes of $1,730.56 as
well as all of the 2008 taxes due & payable in 2009 to be paid by the
sellers as sellers retaining all income for the 2008 crop year. This parcel is
sold based on the acres stated on county tax records with acres to be sold more
or less. The sellers do not guarantee that the existing fences lie on the true
and correct boundary and any new fencing will be the responsibility of the
