Hwy’s. #34 & #81) - approx. 5 3/4 miles west on Hwy. #34 to Junius, SD, then approx. 8 miles south on oil Hwy. (448th Ave.) to the Orland Road, then continue 2 miles south on gravel (448th Ave.) to the SE Corner of the Land at the Jct. of 448th Ave. & 243rd St.; from the Franklin Corner on Hwy. #19 - 6 miles west on 241st St to Orland, then another 3 miles west and 2 miles south on 448th Ave.

When originally purchased by the sellers they had considered building a home on one of the scenic locations on this property and had planned to utilize the land in connection with their cow-calf operation, although due to an attractive employment opportunity in Nebraska, the owners have decided to relocate, thus they have decided to offer this property for sale at public auction. This auction consist of a total of approx. 86.25 acres according to Lake County tax records and actually lies in 2 non-contiguous parcels of land - the largest parcel estimated to contain a total of approx. 65 acres which includes all of the land considered to be cropland in the S 1/2 of the SE 1/4 and the second parcel consists of approx. 21.25 estimated acres that is a narrow strip of land running north and south along 448th Ave., approx. 1/2 mile north from the Jct. of 448th Ave. & 243rd. TERMS: Cash - A 15% nonrefundable downpayment sale day & balance on or before Oct. 22, 2010 with possession, subject to the rights of the existing owner for 2010 grazing. A Warranty Deed will be conveyed and a Owners Title Insurance provided with the cost divided 50-50 between the buyer & seller. All of the 2009 RE taxes payable in 2010, as well as all of the 2010 RE taxes payable in 2011 will be paid by the sellers.
