Hwys. #81 & #38) - Approx. 2 1/8 miles east on Hwy. #38 to the NW Corner of Tr. #2; from Montrose, SD - 7 miles west on Hwy. #38 to 444th Ave. to the NE Corner of Tr. #1; this property is bordered on the north by Hwy. #38, on the east by 444th Ave. and on the West by 443rd  Ave.

TERMS:  CASH - A 10% nonrefundable earnest money payment on the day of  the sale and the balance on or before December 5, 2008 with possession subject to the existing tenants rights to harvest the 2008 standing crops.  Marketable Title will be conveyed and owners title insurance provided with the cost of the owners policies divided 50-50 between the buyer and seller.  All of the 2007 RE Taxes due and payable in 2008, as well as all of the 2008 RE taxes payable in 2009 will be paid by the sellers.  The total acres are based on the acres stated on the county tax records, with this property sold by the acre with acres to be sold - more or less.
